Hi , my husband and I are coming out to look at property in Ciftlik the end of January, in the past we have always spent our holidays at Calis beach, an agent we are working with has mentioned Ciflik but we know very little of the area such as shops, places to eat etc we are hoping to buy as a holiday home but also for our retirement home .
Is this a good area to live I have notice there have been some breaks in discussed , but i have also heard this about other areas also just as it is here in the UK
Is the beach within walking distance , there are so many things to find out , any information would be a great help.

Welcome to the forum and to Ciftlik
Can you tell us the name of the complex you are looking at ?
Ciftlik is the inland side of the main road that runs from the airport to Fethiye, if your 'home' is near to the village then I would say you are a good twenty minutes walk to the beach - we can walk to Koca Calis in half hour.  Crossing the main road is a little tricky since they have put the concrete divider along the middle of the road.
Ciftlik is quiet, a rural village.  The main road through has two supermarkets one much bigger, a bakers, a chemist, a post office, barbers, hair dresser, DIY shop, metal work shop for railings etc - it also has a lovely pide cafe
The market is on a Thursday near to the Melissa market. 
The dolmus from Fethiye runs thru the village frequently but if your 'home' is to the top of the village near to the canal it can be quite a walk in the summer heat.
The council bus which runs hourly (needs to be confirmed) does go around the village
The well known Turkish breakfast / musuem is at the top of the Kargi road, Kargi being the next village on.
We love Ciftlik, 8 mins in a taxi to the lovely town of Calis.

Thanks Carol to be honest i,m not sure of the name of the complex , they are new build villas and i have a feeling they are located inland from the agents description  which would suit us as we are living at present in a rural part of West wales , but its good to know you can walk to the village for your everyday things but have Calis a short drive away , for me as long as I have a pool to cool off in the beach is not essential.
What would be important to us when we live there full time is the community and what it offers, we like our own space living where we are but for us its also important to be part of the village life .

hi Sandy, seen the area on google but no idea as to how to copy it to here
quite near the top of the village but near to the council bus route
easy walk down to market area and melissa super market, (about the size of your average corner co op)
when I say walk down its not a huge hill its just a gentle slope!!!!!
nice part of the village

I would recommend Ciftlik to anyone its just lovely!

ha clever girl me, managed the link = but not the picture,
the road running along the top has the canal running along side it too
this it the top of the village.  I would say a 20 minute walk down into the village but maybe someone else will correct me if I

Hi sandy,some people knock the place but i love it,myself and a friend purchased holiday homes in ciflik over 10years ago and we love the place.Where you are looking is up at the top of the village and its lovely up there,i did have a friend living up there but is now back in the uk as she lost her husband.Down at the local beach there are many expats living down there a few bars ect and many english holiday home owners so you have the best of two worlds.And of corse you have the option of calis ect,thats if you like the rat race at least the bars in ciftlick are abit cheaper to eat and drink out,good luck.

Some people might knock it but not me. I know different people like different areas because I sold properties for years. My comments refer to a gentle ribbing of another Ciftlik purchaser in the CBF chat room.

What is important is to visit it before falling in love with a concrete lump with windows. You may well love it to bits and you may well hate it. That goes for all areas, even Calis (believe it or not  :) )

Thanks all, for your opinions and information I will look forward to our visit in a couple of weeks , but on saying that the weather has just forcast a bit of snow here, so the world as we know it will come to a dead stop although they are reporting on the news that we are ready ! we shall see.

one other thing to remember, is what you view today and fall in love with might not be the same in 10 years, there is lots of development planned around Ciftlik, take a trip to the council office next to Melissa see if there are any plans for biuldings near to where you are looking. Also make a point of talking to people in the area for their views, a good place for a chat is always the Pide shop in the village as it is used by many expats.
Dont let the agent pressure you into buying either the economic situation is the same in Turkey as the UK regarding building work, theres plenty for sale out there.
I have had a property in the area for over 10 years now and still love the area.

.....and if you can, view some with another agent as well (you will get lots of recommendations on here if you need them) as this will give you a more rounded view of the area and properties out there

You may not believe the number of people who visit on viewing trips with developers who never even think to find out what other properties sell at - in fact, they don't get the chance to look in estate agents windows. Not till they've signed their contract anyway...

Yes thanks agree with all the points raised, we were out in October and looked at a few properties , but we have arranged with as few different agents to see different properties this time in different areas but must admit Ciftlik and the pace of life it seems to offer is very appealing .

The pace sounds lovely compared to the rat race here , will pop into the pide shop and say hello to the locals when we visit , thanks once again to you all will let you know if we are going to be the new neighbours on the block and when the house warming party is.
The next questions will then be where will I get my furniture from? but hold on to your answers for a few weeks.

Hi Poppies thank you so much for the invite thats a lovely gesture , this answers my original question about the community spirit.
I will confirm next week our plans ,it will only be a short visit but we are hoping that Thursday, Friday spent with the agents, leaving Saturday free to maybe revisit the villa we like which I am hoping will be in Ciftlik, maybe if you are free my husband and I could pop in then before meeting back up with the agent to start the negotiaitions , what I can do is send you a message with my mobile number .

Our place is up at the back of the Tugay Hotel and we always thought we were in Calis, however, when Jim Fraser came to visit us he showed us his phone which was putting us in Citflik  It would be interesting to know where the boundaries are.   We actually looked a a property in the back of Citflik village a while ago, but decided we wanted to be in walking distance of Calis Prom.

Hey Sandy.  This is a great thread you've started.  Never before has Ciftlik been so talked about - except perhaps on chat.  ;-)

We love Ciftlik!!  It is quiet but then we like that.  It does feel quite villagey to us and it's also easy to get to all the places you might want to go to like Calis and Fethiye by bus.  A taxi home in the evening doesn't exactly break the bank either.  It's also lovely to be in an area where you'll have Turkish neighbours too.  They want to get to know us.  It's so lovely.  And if they're farmers you'll probably find yourself being offered all kinds of goodies freshly picked from their fields.  The place you're looking at is really near our place.  If you look on Carol's link we're in one of the blocks of 4 villas in the same area between 167sk and Suleyman Demirel Cd.  We could be neighbours.  I wish ours was already furnished or you could have stayed there.  Our immediate neighbours are Brits too and they're really great people.  Can't wait to have them as neighbours.
 
We've only just bought ours.  So excited!!!  We can't go out till May but going for over 2 weeks then.  Got to furnish the place 'from scratch to finished' in time for our first letting in June!  We want good quality stuff on a budget but then doesn't everybody?  I've done a fair bit of research on that just using the search facility on this forum.  If I find out anything really fantastic in the furniture shops I'll let you know.  I'm hoping Carol or someone can tell us how to find the local Ciftlik beach.  Ought to be easy but...

Carol mentioned Melissa, the little supermarket.  When we were there in the summer we did nearly all of our shopping there.  For such a little shop it has pretty much everything you'd need for a day to day existence and it's not really any more expensive than the major supermarkets.

Best advice I was ever given when I was villa hunting was to make sure I used a recommended estate agent who wouldn't try to con me - I would recommend Cenk who is a fantastic guy and can be found on this site or at info@interturk.co.uk - and a trusted solicitor - again I'd recommend Ozlen Ozergin.  Her email address is info@ozlenozergin.av.tr and she's very thorough.  Make 100% certain that the tapu is clean and in your name on completion.

Come onto chat one evening.  It's fun.  Thursday night is official chat night but there are people on there sometimes other evenings.  Everyone talks at the same time and nothing makes sense but I love it.  ;-)  Look out for a number next to the word Chat at the top of the page.  That tells you how many people are chatting at the time.

Thank you Suzz for all the information it has been really helpful, I will most certainly make contact with the solicitor you have mentioned and thanks so much for the thought of staying at yours if it was ready, you will have to share info on any furniture shops that do some nice but reasonable things ,I have gone back on to google and we would be quite close so we can catch up for a coffey or even better a glass of wine in the future .
Everybody has been so generous with their knowledge and information it makes you feel really excited about living in the village and being part of the community.
I will join for a chat probably after we return to discuss Ciftlik and no doubt ask more questions , hopefully my post in a couple of weeks will be good news that we have purchased.

Suzzpuss, It not just in Ciftlik that you get Turkish neighbours including Farmers.  We live 15 minutes walk to Calis Prom and have a Turkish neighbour.  We also have Farmers fields right next to us and get given lots of goodies including tomatoes and figs.  We always talk to the lady farmer who brings her goats and sheep to graze in the field next to us and we save lettuce and greenery  etc., in a bag to give to her for her animals. 
Anyone looking for a property should not discount Calis as being too commercial....it's not...

Jacqui, sorry.  I must have phrased what I said carelessly.  I love Calis and we came over hoping to buy something there but we were a bit late in the season when we came and there only seemed to be 3 houses for sale in Calis at all and none of them were what we were after.  We found our wonderful home in Ciftlik and we're thrilled with it and with Ciftlik but I didn't mean to imply that Ciftlik was 'better' than Calis.  I love both.

We've lived in Ciftlik for nearly 6 years now and though maybe too quiet for some, we love it.  Our apartment is on a small modern complex, with a good-sized swimming pool and very close to the local amenities and dolmus route.   Our Turkish neighbour's apartment has just been put up for sale.  No idea what she's asking for it though, but it is a large apartment with 3 good sized bedrooms, bathroom and wetroom. Might be worth looking into if someone is thinking to relocate here.

For me working in the City getting on a tube every day in conditions i am sure you would not be allowed to let chickens for slaughter be transported  in, makes Ciftlik/Koca Calis heaven. if i only see one car a day when i am there  its one too many, but then if i choose to want busy then its only ten minutes away and twenty five minutes if i want crazy so i think i have it all, but please don't tell anyone just how good it is or i am going to have to move to spain as  i am told that its really quite there now days lol  ;D

I need to give Ciftlik another chance I reckon after reading this thread. I had sort of dismissed it as a suitable place, mainly because I thought it might be a little far out and inconvenient for visiting family. And judging by the value for money on properties in Ciftlik, I really think I need to arrange to see some properties there on my next visit.

It's perfectly possible to get to lots of places by dolmus or city bus if you don't mind doing that but our guests have said they were glad they had a car.  I suppose it depends on whether your family would have a car or be willing to take buses.  Also it seems that quite a number of restaurants will pick up from Ciftlik so that makes things easier for guests without cars.  We love it Menthol.  It's just right for us.     :)

I have given it a lot of thought and I think Ciftlik wouldn't be practical for us and visiting family and friends. A real shame as the views are exceptional.

Just buy some bikes. Ciftlik is a lovely village. Bike to the sea front and bars in Koca in ten mins. Calis a further ten. Dollmus to Fethiye runs every ten minutes.

Biking keeps you fit and is cooler than walking.

I personally wouldn't rule out Ciftlik due to family and friends. If they think its too quiet they can hire a car or go to Marmaris   ;)

Hi all Sandy Ann here , sorry for keeping you in suspense no we didn,t buy in Ciftlik and still haven,t purchased but we will , thank you to  everybody we met and spoke to you were all so friendly and helpful and gave us lots to think about , we were unsure if Ciftlik would be a bit too quiet so have taken a bit more time to be sure to make the right decision, but will return next year to find the right villa.  :)
