DASK - what if all owners haven't paid on a site?

Hi - a simple question posed by a neighbour:

"if on a site of 10 / 12 apartments - if 3 or 4 owners have not paid their DASK - what would happen in the event of a rebuild if there was insufficient cover for the site in total?"

Maybe a case for getting everyone to lodge a copy with the site manager?

Just out of interest you can now work out your own premium easily at this site and it is also now available in English - top right   :)

Doesn't DASK just cover site clearance and not rebuild? In which case they would sweep round those 4 people's rubble  ;)

Ah - I thought (was told by someone) that it was for clearance and putting the structure up but not the finishings / electrics / water / fittings etc - but maybe not?

According to Finansbank website:

Compulsory Earthquake Insurance (DASK)

Compulsory Earthquake Insurance (DASK), covers tangible damages at the insured property (bases, bearing walls, common walls separating independent sections, ceilings and grounds, stairs, corridors, roof and chimneys, etc) that are caused by
Fire
Explosion
Landslide
after an earthquake.

Policies are issued by authorized insurance corporations on behalf and account of DASK (Natural Disaster Insurance Authority). Insurance corporations do not entertain risks on DASK policies.

I wonder how it would work in practice (God forbid) for all the owners, just not the 4 who haven't got DASK.

What if the apartment below you doesnt have it - perhaps they would pick through the rubble and only sweep up the upper floors  ;D

The ammount on the Dask polıcy ıs paıd direct to you and you get a buılder to rebuıld your property shell and clear the sıte. To fınısh the buıld (wındows tıles ,bathroom/kıtchen fıttıngs, paıntıng ect) you need buıldıng and contents ınsurance. The ammount ıs also paıd to you and you choose what fıttıngs you want and who you want to fınısh the jobs.

I agree with that definition so back to my original question:

if you live in a block of 4 and the 2 ground floor apartments have not paid their DASK let alone additional cover - how do the authorities build the shell for the 2 upstairs apartments who have paid for both DASK and additional private insurance?

I have always wondered about this Ian as the insurance agent told us Turkish people rarely buy insurance.
I suppose if the insurance did pay up you would just have to take your money and bail out.
They have changed some of the rules lately though.
You now need a dask to buy or sell a property, and I think you need it to get the water /electricity in your name.
Mind you that doesn't cover the renewals every year!

On a slightly different angle is there anywhere where an individual who owns a property can simply go along with Tapu and passport and purchase Dask?
Garanti have renewed mine along with my insurance for the past six years but this year they have only done my insurance. Trying to get hold of somebody at the branch by e mail is nigh on impossible. I've been daskless since mid May.

Yes any insurance office, will sell you dask. I walked into one opposite Migros in Fethiye and bought a dask policy
