Title: Average rentals in a year

Can I ask owners how many weeks on average, you rent your place out? 
I'm just wondering if we bought a place and rented out, how often it might be booked as appreciate there is very little business out of season - unless you do a long-term let.

We rented out our Villa last year and this. Both times had 3 lots of rentals - a total of 4 or 5 weeks each time. August has been the best month, followed by July - nothing in other months, but that's when we go. Good luck!

Thanks Artymar.  Do you advertise your villa for rental or were the bookings just by chance?   
We haven't really decided yet so I'm just doing a bit of digging so I can look at the financial side and what income could be expected from rentals.

When we rented for a year in the past, as I recall we were able to rent for for about 12-13 weeks in that year, with most of it in July and August.  We did advertise on the web, but no where else.

If we had rented in the following year we would also have had a lot of repeat business from those who did rent from us.

Just a word of warning I have been told that they will be cracking down on undeclared rental income here in Fethiye and will be investigating rental web sites and checking complexes and villas and also monitoring transfers. :o

We advertised solely on the website Ownersdirect.co.uk
We found it very straight forward.

4 weeks is a bit disappointing when advertising on Owners Direct I would have thought?

Actually, looking back July and August were mostly full last year. This year August was completely booked but we had a sudden drop out, not yet filled. Yes, a bit disappointing, but the main purpose is to cover maintenance for villa, garden and pool and insurance etc plus a bit extra.

I realise I am slightly hijacking bluwise's topic but can I ask if that is your aim with renting - I'm genuinely interested. i.e. I understand Owners Direct starts at around £200 for a year's advertising, so provided that it (the advert/listing) returns your management costs, council tax, maintenance etc (and the £200!) - you would be happy with the decision to advertise with them?

Not an interrogation I promise, I'm interested for "other reasons"   :)

Our neıghbours use owners dırect and are busy all year. Word of warnıng they dıd not declare earnıngs for tax the fırst year and got caught by UK Tax Dept as they monıtor websıtes and contact owners.Keep books on ıncome and outgoıngs.

Scunner, yes. Haven't found a better /easier way to get tenants. If I charged for my time in liaising and organising, our losses would far outweigh any profits!

Thanks for the info - I guess it's down to how you advertise and seems like Owners direct/Hol.lettings have got it right to gain those bookings. I guess there is a standard template to complete as the details are usually pretty good for each property.   If I am looking at an area I don't know, I will skip past the properties that don't provide enough info. 

Often wonder why advertisers use up their page space with lots of  (copy/paste) info about the resort rather than their own property?  I can get the resort info elsewhere, I want to know the fine detail before I rent.
I thought the average may be around 12-16 weeks a year rental.

If anyone has 12 to 16 weeks rental (excluding family and personal contacts/friends) I'd love to know their secret!

I thought it would be somewhere between Quackers' neighbours who are "busy all year" using Owners Direct and the number of weeks that you mentioned.
