....if this question or something similar has been asked a hundred times before but I've trawled the forum and taken as much as my eyes can bear and still not quite found the answer.

Where should I avoid buying in Koca Calis or Ciftlik if I dont want my property to be flooded? As you can imagine I've seen some lovely properties online for both areas and the environment around there is in many ways perfect. But just like anyone else, I dont want to be worrying every winter.

I'd really appreciate your valuable and honest advice. Only one estate agent out of the dozen or so I'm in touch with has ever mentioned that a property is 'in the flood zone'. Other agents have said a particular property definitely isn't in the flood zone when I've asked the question. I want to believe them because some of the properties are just so lovely..........but......  :-\

I sold property for years and know Koca Calis pretty well, but I couldn't tell you where the risk area is. Two identical houses facing each other might not both have the problem, and I also suspect that as development takes place, the area of flood risk alters. Builders often like to build above road level for example, thus ensuring that a proportion of their rainfall ends up as someone else's problem.

The best advice is to view in a storm, or to return and knock on neighbour's doors. They tend to tell you exactly what the situation is in that specific part of town - not least because they know if they don't, you might be their (angry) neighbour soon.

This year may show a change in the flood areas due to the huge increase in drains being fitted to the neighbouring areas - OK it may have no benefit but will be interesting to hear if there are improvements.

I wouldn't disregard Koca Calis entirely - but best to do your own research.

You may be right Jim about holding on after this winter to see. I hope for everyone's sake, Koca Calis and Lower Ciftlik fare better this winter.

I drove through Catalarik on the way to Uzumlu, puma. Would you recommend the area?

yes we have lived there for 9years and it has a lovely pool and the neighbours are a mix of turkish and english
and it is near enough to all the resorts without the noise
