We sold our bungalow to fırst vıewers and  1st tıme buyers fully furnıshed as well. Took us 6 months to do all the legal stuff ın Uk and Turkey before we were fınally here. Well done and good luck wıth your buyers and move.

Over 30 years working as an Estate Agent in the UK I witnessed this on many occasion and have heard many reasons as to why people do this.
Sometimes it's just because they don't want to upset the vendor by saying to their face that they didn't like the property/view/decor (FTB's are notorious for that one because they can't see beyond the decor and don't realise it is easy to change).
Other times however potential buyers do feel under pressure to make a decision on the spot so say things they think they are supposed to, when really they need time to think and compare the property with others they are or have viewed.
I used to tell sellers that although its good to get an offer, that is all it is at the time and to think along the lines of:

1) They might say they have a 'mortgage in principle' but that means nothing other than it is based on what they have told the broker but nothing has been verified.

2) Be pleased, but don't get too excited as due to the UK system where a purchaser or seller can withdraw anytime prior to exchange of contacts without financial penalty, it seems sometimes that the moving day will never come then you can get stressed but there really is no need.

3) Don't always take as gospel the agent who says "they want to be in within 6 weeks" as he will have also told the purchaser that you "want to be out within 6 weeks", the corporate companies in particular use this tactic to keep the momentum going as it is a fact that when things start to drag on sales the 'fall out rate' increases as people start having second thoughts, also it helps with the agency cash flow.

4) Avoid direct contact with your buyers, unless you are a proficient salesperson, negotiate everything through your agent and keep it in mind that this is a commercial transaction and not a hunt for new best friends!

When we purchased our last UK home it took over 8 months from offer to completion and although it was frustrating at times we took the view that it would not affect our lives unduly and if it wasn't meant to be then so be it!

At the other end of the spectrum, as an agent I showed a couple around a property that they fell in love with so much that contracts were exchanged less than 7 hours later so it can go very fast if the circumstances dictate and everything falls neatly into place.

Just remember there is a buyer for every property and that for every one that slips away, there will be a better purchaser just waiting for a chance to buy your property.

Most of all relax as you don't want to be so stressed out when you move that you don't enjoy the experience of relocating to Turkey.

I know its moving slightly off thread but I would like to say thank you to Hamlet, we are in the middle of moving within the UK and at the moment I feel very frustrated, its only a short chain, the two people who need mortgages have had and accepted their offers, the surveys are all done, yet the legal work takes forever, and why do my solicitors, who are 3 minutes away, keep writing to me when they have my e-mail address.  Don't solicitors know everything is meant to be quicker and easier with the technology available now.  Sorry needed to get that off my chest!! Anyway thanks Hamlet your words have put things into perspective (a bit) x

Yes an excellent insight. I often think that most transactions involve a seller praying that the buyer doesn't pull out, and a buyer praying that the seller doesn't pull out. If you accept that to be true, there's very little to worry about  :)

Hope all goes well for you, have lost a stone in stress since my house was put on the market. Accepted offer from 1st couple who viewed, but legal work seems to take forever. Would love a completion date so we can start packing,  am already on 1st name terms with local charity shops and the recycling centre!!! Need some valium!!!

I'm following your story with interest, Slikmrs, as I think our situation is similar and you're just a bit further ahead!

We're currently getting the house ready to go on the market - decorating, decluttering etc - and, once sold, plan to take a short-term let in the UK while we do the viewing trips etc. (Hoping that property really is moving as they say it is over here and that we sell quickly.)

We've also wondered whether we should throw in some of the white goods to sweeten the deal...in fact, we're thinking maybe we just get a house clearance done and buy somewhere ready-furnished when we come over there.

Bit of a kick in the teeth today when we called our mortgage provider to discuss borrowing some capital to help smooth the way, to be told they wouldn't do that for something that ultimately means we'll be paying off our mortgage early and depriving them of the interest!  :( >:(

Ridiculous that we have so much equity in our current home and we can't access it. Looks like we'll have to get a personal loan instead.

Glad your dream is moving forward though.   :)

This is just one small set-back to your move, its a good thing to find out this early what your buyer is like, could well have been weeks down the line, after you have spent money on legal fees etc. that they came back to you to drop the price!!  We are on tenterhooks, waiting for a date for exchange of contracts, and whats holding it up?? The plumber who serviced the boiler has not given me the proof he has done it, despite numerous calls and texts!! Until you have exchanged contracts even the small details can cause hold-ups, Hang on in there and be patient. regards Sheila :'(

You need to remember that any offer is positive - even if they can't stand by it, or they aren't in a position to progress yet - be worried if you get viewings and no offers at all! I'd say it all sounds pretty good so far.

Often you will get interest of a general or premature nature, then someone with cash on the hip comes in from nowhere and blows them all out of the water. I suspect that might be what is ahead for you.

I,m selling this as a one bedroom house. There is a loft room, with velux window, second staircase..I didn,t get building regs for it. If I get too near next April, I will pay £720 for retrospective regs, sell it as a 2 bed and put 10 grand on the asking price..and play the waiting game...I got someone to work out square footage of ours and the next 2 bed house up, in the village, we had about 78 feet more and a bigger garden...so hopefully it will be as you suggest someone will come along and snap it up.

slikmrs - please believe that I do not wish to be negative but.....

My firm does a lot of residential valuation work, albeit in Scotland, and it maybe different in England but it's possible that there is a section "Have all consents been obtained for alterations". If the answer to that is no then there may be a problem in a prospective buyer obtaining fiance.

I will be delighted if someone on the Forum knows that not to be the case.

I know, thought it would be the thing that pulled in buyers, extra room n all that, as a bit of a suprise and get a quick sale,the way the market is. To be fair, I only phoned building control/planning today,who said about retrospective permission. So I am thinking it will go around the same price as other 2 beds in the village if we go that route. It,s on Right move, £104.950, so someone could get a bargain.

Thanks highlander, they did say if it was been sold as a 1 bed  and not a habitable room,it was ok. A good point though, that a first time buyer might have that clause that might affect their finances..we are back in Turkey September, so see whats on the cards when we come back. Hopefully, it will go, before we have to start spending more money on the place.   :)

You are currently limiting your potential buying market when you really don't have to.

I suppose it might depend partly on timing too.
For example, we have arguably the slowest planning authority in the UK and it could take 5 months easily to get retrospective approval.
But yours is likely to be quicker, Bernie, and if you're not tied to moving quickly and can stand the cost then as others have said, it makes sense.

Yes, but that was done, presumably, a while back for their own use.  It's not what I would call one of the costs of the sale.  The £720 is currently a potential way of making the house more saleable, adding value at the same time.

Unless of course the builder cut a few corners to make the conversion easier as there were no planning officers checking on it.
A colleague at work did a similar thing then decided to rent his property out a few years later. He ended up having to rip the floor up to put in deeper floor joists to satisfy planning.

No there wasnt any cutting corners floor was reinforced, roof was done to that apex thing. It has 270 insulation and the velux window had summat done to space before.  I didnt/dont need planning. Only building control and thats  if you want to use it as a bedroom...so i,ll see if there are anymore viewings while we are in Turkey. If not, or it still poses a problem, then we empty loft andlet them take up laminate , maybe a panel of plaster board, but they might be able to do it through spot lights..so fingers crossed, and whatevers meant to be will be. I,ll contemplate my future over a long cool drink at the Blue Star.
