Hi

My name is Geoff and I need your help and experience.
Bit of background first. My wife is a foster carer which means with our own 2 daughters we have 4 children in total. So as you can imagine holidays are EXPENSIVE. I probably spend 5 to 6 thousand taking them away each year!

With that in mind I have , in the words of Baldrik, come up with a cunning plan.

I am looking to buy a villa. The plan would be to use it for extended holidays and rent it out for the rest of the time. Im not looking to make any massive income just enough to help cover the running costs and any extra going towards our flights. I have a purchase budget of upto 100000. I have looked at 2 villas last week and liked one alot. However it does look like it hasnt been used for a while so think the price was a bit high.

So can I ask for peoples experience of life in uzumlu.. experience of rental income... any tips on good agencies.. costs to run a villa with pool etc.

And if anyone knows of any villas in my price range. Im looking for 3 beds detached with a pool. I have the cash ready and can proceed quickly.

All your help is gratefully appreciated .

Use the forum search facility, the latest rental regulations have been done to death over the past six/nine months.  All the information required to make an informed decision is there.

Or keep asking the same question in different sections till you get the answer you are wanting  ;)

I did say it is viable in my opinion. Far less so in Üzümlü I would imagine.

I dont think im asking the same questions in different sections. I posted an introduction as requested and then posted a question in the forum section I was interested in. I wasnt aware that there was a limit to where I should post.

I think I should probably rethink this idea as the reception seems quite frosty here. Sorry if I have angered you folks

There is an 'Uzumlu whats going on' page on Facebook.  Join that and you would probably get a lot more answers. Personally I think Uzumlu is a great place to live with a good choice of bars and restaurants and at present a good selection of Villas to choose from should you consider buying.

Finlander, don't see the reaction as hostile. It seems as though the agent has given you a rather rosey-eyed view of renting out property in Turkey - he has a vested interest in doing so! On CBF you get a rather different view - perhaps expressed rather brutally. £100k is a lot to invest (even if it buys less with stirling being so weak at present) so worth considering a range of views - even if some are unpalatable.

My advice if you need to rent to pay for it then don't buy in Uzumulu as it has limited appeal to the rental market I.E. no beach no prom only a hand full of restaurants compared to Calis/Fethiye

Thanks that is helpful. So the rental market isnt good thats the kind of info I was after.

The agent didnt give me a rose tinted view Im afraid. They said that flights were now very expensive, the political situation was unstable and that most property was being bought by people from instanbul at knock down prices.  They also said that the new rental laws were forcing non resident owners to use agents who are charging a high commission and that tax had to be paid on all income as they could now check.

Thats why I wanted to get the views of the folks who live there and see if things were as bad as the agent suggested.

Just to clarify...We own a holiday home in snowdonia.. I was asking if there are any other rules that apply like they do there. For instance agents insist on a gas safety certificate each season or they wont rent it out, all electrical work down to wiring a plug has to be signed off by an electrician  etc. I was aware of the security law changes here as the agent explained them and how difficult it would be to manage that from rhe uk.

Yep.. place in the sun.. cant really guarantee that on snowdonia..  its very lovely but can rain alot. This year we have spent 2 weeks there at the beginning of the school hols and we are on our last night of 2 weeks in icemeler today. Going home tomorrow. The snowdonia place pays for itself and our holidays. What  I was hoping to accomplish with a villa.

Hello Finlander, May I ask why you chose Uzumlu as an area to buy.
We came here to live permanently back in 2014. We decided to purchase an apartment in Ovacik. We went against the advice of the 'Frosty' ones and didn't rent first to see if we liked the area,or if it was suitable for all year round living. We ended up going back to UK within a year,the property was on the market for a year before it sold for less than we paid plus the furnishings. We came back to the same area, but in a rental villa,last October. We still don't think this is quite right for us,but now we only have to pack up and move to another one. If you have kids that need entertaining I don't think Uzumlu is really the place for you. However,just as another option for you and your family, why don't you take out a year's rental contract, you can see how you feel about the area and visit some other areas to see if they might suit you all better. You can also take advantage of the cheaper winter flights and visit for weekends etc .you will find its a whole other world in winter and a bloody cold one at that ! You also get to avoid forking out more money and registering with police etc for rentals. I do hope you haven't been put off by these sarky load of Victor meldrews..believe it or not they are the nicest bunch of people you could wish to meet and are just trying to protect your money and making sure you don't get ripped off, as well as making sure you are making the right decisions and want you to be happy in the choices you make. Good luck with your search..let us know how you get on.

As a general observation, people often come here seeking confirmation that their plan is correct. On occasions when members don't all applaud the plan, the new member claims they were met with anger or aggression.

It would be easier to just pat people on the head for their brilliant idea, but I thought we were here in part to give honest advice to at least try to help keep people out of trouble.

It isn't sugar coated here, no apologies for that.

Yes definitely rent first, Calis lovely area for restuarants  and the kids activities, It will then
give you chance to look around for somewhere permanant

Well said BernieTeyze!  I don't think there is a better place to find out what you want (and definitely NEED) to know about buying and/or renting.  You'll get it warts and all but as Bernie said, could save you a lot of money and heartache and people on here are truly trying to help - although it doesn't always read that way.   ;D  There is so much knowledge and experience here among the members and great support when you need it.
