I asked the same question a little while back and got an unusually CBF small response............
Is anyone prepared to share their experiences of the big players : Owners Direct, Trip Advisor etc.........
I don't think the topic has ever received much of an airing. It would be good to hear of any experiences (good or bad).

Joy Lettings always receive very good feedback on T.A. and have been mentioned before on this Forum. I know i have read about them since 2007 and although I have not used them, I have never read any bad reports about them.
There is also a quite new agency called Ege being spoken about on T.A. They have been established for 2 years and again, no bad publicity.

I use Owners Direct and so far have had no issues

We have used Clickstay/Rentalsystems (previously Villarenters) for 11 years, quite successfully, but it is difficult getting bookings as a newly listed property, from a standing start, when you are up against properties with several customer ratings. Typically the first page brings up properties with 20, 30, 40, or more 5Star ratings. So newcomers with none will be on the 50th page or so (20 per page typically) so very difficult to get noticed. This also applies to Trip Advisor and some other websites. So, while it would be worth being as exposed as you can afford to be (i.e owners direct charge an annual fee while Clickstay charge commission per booking), local advertising in UK could work. Air BNB is active in some places but not generally well known enough by Brits aiming for Turkey. It looks like Facebook will become a major player so well worth pursuing which is where we've shifted a lot of emphasis.
Joy Lettings are very prominent but we haven't tried them so can't comment on their offering.
There is no guaranteed portal and much will depend on how much recent events in the Med will influence holiday destination choices next year.

It does seem unfair and a bit of a catch22 situation for new property owners. It would be great if they introduce a section for 'new properties on our books'. It might stir up a bit of interest. Just a thought.

when we first started renting an apartment to stay in we used Owners Direct, but after that we booked straight with the owners. It is all according if you want to deal with bookings yourself, or let the site deal with it and pocket the commission.

We use holiday lettings. If you use there "commission" scheme you pay about 3.6% on any bookings made, otherwise I think it is about £300-£400 per anum. The only down side is you don't get any money (not even a deposit) untill after the guests have arrived (although holiday lettings get a deposit and full payment before clients go out). They also charge your clients around 10% on top of your rental fee.
We have used them for the past few years and have always been fully booked, well, as fully booked as we want to be.
