Hi all,

Just come across from the 'New Member Introduction' page.

We're looking to buy in Turkey and from our initial research are of the thinking Calis would be ideal for what we would be looking for. We have travelled to Turkey many times before but never to this area. However, there are a few things that we are finding a little difficult to find out without a sales or tourism spin being put on it. I hope you don't mind if I ask a few questions to get a real world view:

We hearing a lot of reports of the beach and town being dirty but these seem to be from a couple of years ago, more recent reviews don't really mention this too much - has a big clean up operation been undertaken?

We have noticed that Calis property seems to be a little cheaper than in other areas, is there a defined reason for this?

And if anyone has any advice when it comes to buying here, please do share this with us.

We're looking to come out on an inspection visit in the second week of September so if there is anything you would advise we ask our agent to make sure we experience, it would be very much appreciated.

Well I guess I'll start then  :)

People often say that Calis is cheap compared with other areas but I have never seen it like that. It's cheap compared with 'trendy' (but dull) Gocek, country club Kalkan and maybe Karagozler around the Fethiye marinas but it isn't close to being as cheap as large areas of Fethiye like Tuzla, and the extremely popular with ex-pats area of Tasyaka.

I guess the 'cheap' comparison comes through comparison with Ovacik and Hisaronu, and as regular visitors to CBF will tell you, I can't explain that one. How a place half way up a mountain is more expensive than our quaint little Calis with it's charm and magentism is beyond me entirely. One factor is that Ovacik is mainly villas (row after row of them) and Calis tends to get small complexes of apartments making the average price per property less in Calis. I am biased but I would choose Calis every time.

The beach has had some pretty shameful seasons, luckily it has this year been passed to an organisation that care deeply about Calis and was looking great last time I saw it on here. As for the town being dirty I see those reports on some websites, generally written by the same handful of people - Calis is a bit rough around the edges but some of us quite like that  ;)

Oi, my apartment is on the edge of Calis. You never told me it was rough when you sold it to me!

Love Calis for its -great sunsets -good choice of restaurants- friendliness of the locals and expats-

We have had an  apartment locally to Calis at Gunlukbasi for 9 years and still get the same buzz when staying there as we did 9 years ago  8)

Thanks for all your replies. I hope you don't mind if I ask a few more questions along the way - obviously, with doing something as big as buying foreign property we want to make sure we're making the right decision on location.

One thing we definitely want to avoid is the 'Just like Britain in the sun' factor that I know affected a few areas of Spain a few years back. What we have really fallen in love with is the Turkish way of life and their people so, how much would you say Calis retains it's 'Turkishness'?

We have a place just on the perimeter of Calis Beach about 5 minutes drive in a car to the prom.   We have Turkish, English and Dutch neighbours and a Farmers fields at the side of us where we watch the goats and sheep being grazed and where our Turkish farmer neighbours give us eggs, tomatoes, figs etc., and we save our bread, and salad scraps for their animals.  We have the best of both worlds not far from the town centre, but still in a "Turkish" environment. 
One piece of advice I would give you, get a good and honest Estate Agent as there have been mistakes made by eager Brits wanting to buy.   I would thoroughly recommend Cenk (pronounced Jenk) and Olga at Interturk Estates in the Main Street of Calis.  Never heard a bad word about them.

My advice :

Don't just research the property and the area. Research your Agent as well. He will actually become THE most important person in your life.
Find people who have bought from them, ask around locally, find out how long they have been in business, ask as many questions about the Agent as you do about the property.

Do not enter into any purchase where you are expected to hand over all the money before you get your Tapu.

NEVER buy direct from a builder or developer.

If you apply the same principles as buying a house in the UK you won't go far wrong. But do take your brain with you and don't let your heart make the decision.

Oh. And go and see Cenk and Olga.

Then sit back and live the dream !

Calis retains it's "Turkishness" (in my opinion) because it is a base/home for many Turkish families. Before we all came, it was a 'working' town, not just in areas like Gunlukbasi but all through - our street was nearly all Turkish couples and families and it was near the seafront. Ovacik and similar were not, they were tracks that got developed, and still now I don't think the percentage of Turkish owned properties is very high at all.

Calis isn't a typical Turkish settlement by any means but it did start from an established Turkish area and with that does have a lot of charm to many.

I shall now put my armour on and await the wrath of CBF's many Ovacik based members :D

In ten years we have bought and sold four properties through Cenk and Olga at Interturk Estates excellent service.
I know many people who have purchased through Goldenmoon Mete the owner is a good honest guy to deal with.
We live 15 mins walk from the sea front and have farmers fields all round us.
The first two properties we purchased were off plan new developments, with hindsight I would never buy new again, there are some excellent value resale properties, without the extra costs involved buying new ie. security bars mossie nets furniture etc.

My Turkish husband and I are coming to Calis on Sat for the first time in the hope of viewing some properties. We have never been
to this area before always Antalya or Marmaris and wanted to see somewhere different. What we have seen and heard on the internet is
generally good feedback and will be taking all the advice on board we have been given on this forum. Thanks for everyone's help and advice.
And maybe we will get to meet some nice people when we arrive there  :)

Welcome to the forum Ian and good luck with your plans.
Make good use of the forum.  There really is a wealth of information here and I'll bet my bottom dollar
everything you want to ask has been covered already by someone as eager as yourself to have a little piece
of Turkey for themselves.  Anything you don't find then shout and someone will know the answer for sure  :)
Most of all have fun, it can be stressful but if you follow all of the advice on here you should be fine.

The thing we loved about Calis is how accessible fethiye is, Water Taxi, walking,Taxi, dolmus. if we moved there we would defiantly buy bikes.

We dont know the area that well, but Calis and surrounding areas will be hopefully top of our list when the time comes.

I wish I had a pound for every time this question has been asked, but fear not " It has to be done". We asked exactly the same questions on here when we wanted to buy last year. Firstly get a good agent, Cenk and Olga did everything for us and I mean everything, no need to get a solicitor involved unless you feel safer doing so and want to pay the extra. Secondly do you want to live away from everything in a quiet area or do you want to live nearer a town where everything is at hand. We chose the latter as we are "Townies"at heart. Spend time on your own exploring possible places which you would choose to buy, and if you fancy an apartment on a complex (like we did) go onto the complex and talk to other owners and ask questions, in other words be bloody nosey. Something that you need to take into consideration is, are there any shops within walking distance? Very important to us. We are near the Sunday market and love the place. Wouldn't swap it for a gold pig. Good luck and hope you find what you are looking for.

Hi Ian and Sian, welcome to CBF. you wont go far wrong with Cenk and Olga, as you say you have,nt been to this area before, why not try renting long term 1st. 6 months or a year to get an idea of the place at different  times of the year and how the weather will suit you and what is open and shut out of season etc, its what I did before I made my decision.

Why would they rent somewhere for 6 months first Des? They don't appear to be moving there so it might be a bit pointless for 24 weeks out of the 26 :D

As Scunner says, we're not looking at a permanent move (yet - that will be for when we retire!) so a longer term rent would be a bit overkill.

I've just contacted Cenk and Olga (mentioning, of course, the many recommendations from CBF members) to ask about arranging an inspection trip in September (we're planning on coming over from the 9th to 13th) and they certainly have a few potential properties on their website.

If anyone from the forum is around during that time, we'd love to meet some of you!

However well recommended the estate agent, pLease use a solicitor in dependant from your estate agent during the buying process. It saved us a lot of heartache.

We used Cenk and Olga first class service but we did use a solicitor more for peace of mind than anything else. We bought of plan we love our place (2 bed apartment) but if we had our time again I think I would have upped the budget and gone for a villa (not on a complex) and that’s just down to not having to worry about comities and what goes with it.
Also please don’t rely on holiday rentals to pay for it as a lot of people on the forum will testify the income isn’t that good 
To me Calis is a work in progress constantly moving forward but that does cause short term problems i.e. roads dug up while new storm drains are laid the upgrade to the canals (I am sure it will look good when it is finished) but what never changes for me is that totally at ease feeling sat on the prom watching the sun go down with a beer in hand and I will say it is one of the most impressive sun sets that you will see

I would also say keep an open mind when looking at the different parts of the area.

I had a list of places I thought I would like to live based on previous visits and online research etc, but ended up somewhere completely different after spending more time here.

Places I thought were definitely for me were very emphatically not what I wanted once I started looking and imagining myself there.

I realise the situation is a bit different as you're not - yet - looking for a permanent move, but maybe something to bear in mind nonetheless.

If you are worried about arguments on CBF Des you should join a few Facebook groups to see what a place full of arguments, deletions and banning is like. I was not looking to argue, just pointing out that someone interested in a holiday home won't be looking to rent a place for 6 months!

Also I don't fully agree that people looking to move permanently should rent first - I found renting pretty miserable but loved life in our own place.

I would echo WordBird and say be open minded about the area you wish to buy in.

We have settled in Ovacik - a place I swore I wouldn't even consider because I made all my judgements of it through the dolmus window. Fortunately for me, I met agents that went out of their way to change my opinion.

Each area has its pluses and minuses and you really need to look round for a while before deciding. Cenk and Olga appear to have a sterling reputation and are Calis experts.

And I would also heartily recommend http://www.coast2coastpropertiesturkey.co.uk/ and the proprietor Ronnie Higgins and
http://www.index-properties.com/ and the lovely Bünyamin Bulut (known to everyone as Benji). Both guys were excellent in securing us our property, offered us brilliant after sales services and have now become friends.

This forum and the reassurance, experience based advice and amazing support basically ensured we bought here in the Fethiye area. Ask, ask and ask again if something is niggling you or you really can't seem to find the answer. It's what we are all here for.   :)

Just had a glance at the websites you suggest, unfortunately nothing in our price range at the moment.

We're sitting here eagerly awaiting a reply to our email from Cenk & Olga so we confirm some viewings before booking flights (a nightmare in itself because of the awkwardness of times we can get over there!) - does anyone know if they have any strange opening hours?

we bought 2004 on a complex in catalarik not far from calis the complex is surrounded by a small village on the complex is a mix of dutch, Australian and turkish people
one time the hubbie had to chase a nosy sheep that was coming up our patio stairs good luck looking for your place in the sun

Probably not the way it should be done as I told many people in the UK whilst working as an Estate Agent, but...

After going to an overseas property show in London with a holiday home in mind, we found ourselves on a 4 day viewing trip at which time we agreed we would sign nothing!

Day 1) as we had never been to Turkey, we were given a day long 'introduction tour' of the region by the builder.
Day 2) in the morning we were shown apartments that we rejected, in the afternoon we were shown villas & building plots.
Day 3) rented a car and went on our own 'tour' especially looking again at the plots we had been shown
Day 4) flew back to the UK clutching a purchase agreement!

18 months later, after several long holidays in Turkey, moved out 'permanently' & not regretted it    :)

After 2 years of searching we have just purchased an apt in Calis. We loved Ovacik, the scenery is stunning but as we want to visit our holiday home during the Winter months we thought Calis had more to offer. Even though the beach doesn't have the wow factor of Olu Deniz we didn't want to have to get on a Dolmus to get there. Calis has such a friendly atmosphere, we love the walk along the prom, the area is flat so you can cycle, its great for the grandchildren. Its close to Fethiye, the harbour and marina are somewhere different to go and the new Erasta shopping centre is great.  We had some viewings with European estates, they were great, very helpfull, we finally bought a lovely duplex apt from Ronnie Higgins at Coast 2 Coast, what a lovely guy. Cant recommend him highly enough, he has gone above and beyond to help us. We used Ozlen as our soicitor, again great  service, had no problems at all. Just waiting to pick up our keys at the end of the month and make our apt our home. A wish come true.

We also moved to Turkey in January this year. Our original  area of choice was Calis, we went with cenk and Olga on viewings, excellent agents, most helpful. However, we ended up in Ovacik with beautiful views over the valley and of the mountains. We bought with ilhan and Justine, select property in Hisaronu. They also sell in other areas. They have been and still are holding our hands through our first year here.
I can not begin to explain the differences in the weather here. If you chose to live in Ovacik then yes, you will experience  a lovely mountain breeze in the summer, which is a welcome relief from the stifling heat and humidity of Fethiye and Calis. However, nothing will prepare you for the bitter cold of January to March when there is snow on the mountain and the wind chill factor goes through you. These houses are not built for year round living despite what the details may say. So if it is your intention to move here perrmanently at some point be prepared to purchase rugs, heavy curtains, heaters, electric blankets annd bed sox!!..Good luck in your search.
