The thing is we don't have a rental agreement either so think I am a bit stuck.

You dont need a tapu or a rental contract to get a residence permit. But you will need to show 300 USD per month in funds to prove that you can support yourself (3,600 USD for a one year permit).
I know people who have borrowed the money, placed it in a bank account (so it gets printed in the book), go out for a cup of tea then go back to the bank and withdraw the money again but using their card instead of the book. As the bank book hasnt been updated then the police see you still have the funds in the account. Been done many times before.

I had 225 lira in my account (lol)and I was granted my residency fine!!

if your married to a turk, have a tapu or rental contract then you dont need to show funds.
