Adding a name to a tapu
« on: August 29, 2018, 08:40:02 AM »
I got married in April this year and thought it would be prudent to add my wifes name to my tapu. I've had a quote for doing this and it's well over £1,000. I don't know if this is the going rate or should I try to shop around?

Has anyone done this and can give me a rough idea of how much it cost?

Have you had a quote from any of the estate agents on here, as it's a fairly straightforward process, not dissimilar to a purchase.

You have to go to tapu office and sell the share you are giving her to her name. No actual money has to change hands, obviously, but tax will be due on the value you sell, 4% I believe. You will by law need a translator at time of sale. You will need all photos and documents for a purchase/sale. Usual costs on a sale purchase will be due. You can use a registered translator to do everything. Total cost will vary according to value council places on your property.

I wouldn't do it Steve - it's a waste of money paying tax on a sale that didn't happen - and besides, it will complicate things if you decide to sell and will complicate things immensely if (God forbid) one of you dies.

In any case, getting power of attorney for each other is a far better idea.

You can make an agreement in the UK showing joint ownership if you want to, you old romantic  ;)
