The landlord should take insurance to cover structure and 3 party liability for any damage, etc arising from the rental. In addition they can also insure for other things such as Contents, damage, loss of income, etc.
Technically the Tenant Does not have a legal obligation to take insurance, However they would be advised to purchase cover for damage to the property and or 3 party property resulting from their negligence (First floor flat, leave bath running and flood damage to their apartment and the one below. Someone injured on the property, etc).
We have a policy from intersure and had occation to use them last year. Their response was fantastic and very professional. Premiums have also remained unchanged.
