We are considering a permanent move to ovacik next year.
Do many people stay there all year?
Is there much of an expat community and are there different
Groups to join?
Appreciate  any warts and all feedback.

I'm no expert but I have to say we love Ovacik, we holidayed there for years and still stay there for a few days each holiday. So I was surprised when a few years ago when we thought of buying, we met a lady in the Green Valley who bought in Ovacik but they weren't prepared for the bitterly cold winters, they subsequently moved down to Fethiye because of it. The summers are lovely though, just that bit cooler than Fethiye with the added bonus of 10 mins either way in a dolmus and you are in either Fethiye or Olu Deniz. To be honest there will always be pros and cons it's what you want that counts.

Well said Ian,  that's probably the best advice for everyone that's thinking of making a permanent move.

Lotty's observation is also very helpful   :)  Anyone that's thinking of living/staying through all the different seasons needs to ensure the 'Home' they choose can also provide the level of comfort they personally require. Insulation, Damp courses, adequate Heating & coolant facilities & all the associated problems & costs these (or lack of) can cost, are often not given enough consideration.

And it is freezing in them there hills in the Winter Brrrr - Just saying.........

And looks lıke a ghost town ın the wınter as nearly everythıng closes down. Thınk about your future as well. What facılıtıes wıll you need to be near for your comfort, hospıtals ,doctors, dolmuş ,shops, restaurants ect ect.

So what sort of temps are we talking winter and summer please.

Remember that open-plan is great for air circulation in the summer but it makes it a bugger to heat a house in the winter. Whilst daytime temperatures in Ovacik can be very pleasant throughout the winter, the temperature can plummet to as low as -10 almost as soon as the sunsets. You WILL need some form of heating during the winter and you should seriously consider the costs that will be incurred in installation and maintenance.

When we had our house built in Kaya, we had full gas central heating installed. It only took us a week into autumn to realise that we couldn't actually afford to run it and had to look for alternative means.

Ovacik is not a ghost town in winter. Sure it's quiet but you can find most things you might need.
Doctors, dolmus, restaurants, shops, post office...all available.
There is a large expat community that live all year round and enough activities to keep you entertained.

It does get cold in winter so I also advise ou to rent first.

We had a villa in Ovacik until last autumn when we sold. On the occasions we stayed in the winter it was very quiet and we had a wood burner installed. Our neighbours had cental heating puttting in. We were up near Mailbu apartments and over the years must say the roads around there got busier and busier and not helped by their poor state which had numerous pot holes and  had dust flying up all of the summer. So Location location Location is very important. Good luck

Yes you may find certain people at Abra but there are also Aegaen, Seashell, Harem, Morning Star and many other places that are open in winter. There are bowling, darts and pool competitions, quiz nights, Zumba classes, Turkish lessons, coffee mornings, etc etc.

And about the supermarkets: Sok, Migros, Azda and Bim are open all year round.

On a sunny sunday lots of people go down to Oludeniz and it gets quite busy.

The roads are a nightmare of course but they will hopefully become better when Ovacik becomes part of Fethiye municipality next year.
Find out about floodings, which something happens at the lower end of the town, in the Hisaronu bit.

Hubby and I moved into our house in Ovacik permanently just over 2 years ago.Compared to English winters its mild and short here and on a sunny day you can usually still sit outside.We heat our house with a wood burner and its lovely and cosy.Ovacik has quite a few places open throughout the winter ,much more than Hisaronu which is like a ghost town. I would say that a car is a must for the winter as the dolmus does not run that frequently up here , this also opens up Fethiye for shopping and nights out. Its a few degrees cooler up here both summer and winter and we think the slightly colder weather in the winter more than makes up for this in the hotter summer time. Renting is probably your best option until you get a feel for the place.

Thanks all, we are looking forward to september when we can have a look at some properties. Is there anyone you recommend for a long term rental for 2 or more bedrooms?

Are  many of the houses insulated ? Do all the houses have wood burners or fires?

Which areas are more prone to winter flooding.

Slickmrs I think that you will find that most properties in Ovacik are built for summer living so insulation is not a big thing, that said I believe that once a wood burner is installed this makes a big difference.
With regards to flooding, this is not normally an issue in Ovacik as the majority of properties are built on the side of the mountain so whilst there can be lots of rainwater running down the mountain in the winter it normally runs by down into the valley rather than flooding properties.

The main thing to worry about in Ovacik isn't the flooding, it's whether the roads they laid in the spring will still be there after the winter rains.

Agree Littlereddevil, Fethiye offers so much. It's a working town and as such stays open all year. There is the Otogar Dolmus central so nowhere is out of reach. Restaurants are open, life goes on, Calis is only a comfortable walk away. It is definitely warmer than places in the mountains and always busy. Worth considering.

If you do consider Fethiye stay away from Karagozler. It's very picturesque but in the winter it gets little sun and can be even colder than Ovacik.

We have found that ovacik suits us. We live by the countryside now, and prefer the quiet to a larger town. It appears to be pretty accessible for fethiye and olu deniz. A nice expat community along with Turkish familys. The cold in the winter is something to consider,however after the past winters in the uk,it,s not a huge problem, other than finding property with heating that doesn,t flood.

We still have more enquiries to make, but it,s looking quite positive.

We are in Fethiye and just love the buzz and atmosphere.  Yes, it has really expanded over the years but still feels personal and not commercialised.  I think that is because the centre is compact and good for meeting people - we live just off the Kordon, opposite Kuzey Restaurant, and can either walk into 'Fethiye or get the dolmus.

Our preferred area would have been Karagozler but we were advised not to live there as it never gets the sun in winter and is very cold and damp.  The advise we were given was, as we wanted to be in Fethiye, to be in Tuzla or Babatasi where we would get the sun until sunset - unlike central Fethiye or Karagozler. 

We live amongst Turkish people who have all made us very welcome and until recently we were the only yabancis.  We now have lovely British neighbours which we to us is a big advantage.

Slikmrs..its a buyers market at the moment.......some lovely villas in Ovicik......we have a small apartment that we visit three times a year....there are alot of people selling at the moment. You could buy a gem at a great price......we have had our apartment for 7 years now..................I have never regretted our purchase.....I love it there......................you need to grab a real bargain (get to know the market).....or rent for a while and keep an eye out for a bargain........with what we paid for our apartment all those years ago....u can almost......if not completely buya villa now..............the worlds your oyster.....great time to buy...barter......and second hand......all the contents.......MAKE SURE WHO YOU BUY FROM HAS TAPU (THE DEEDS TO THE HOUSE) AND HABITATION CERTIFICATE............. if you dont buy a villa and go on a complex....make sure there is a lawfull committee running.........all the best....may see you one day for an efes xxxx

I suppose it really depends on how much you want to spend in Ovicik. You can get small holday apartments to larger ones. Theres one on our complex  of 10 apartments for 83,000 pounds, thats alot. At the same time theres places for late forties as well. How exciting for you. Keep us posted as to where you settle x  :)

Hi Slikmrs sorry for reply to July 6th been away. Our villa was up near Malibu apartments. Lots of new building behind where we were going further up mountain. I would trey and buy within 10 mins walk of main street in Ovacik.

Ahhh, now I wonder if it's "The White House" which is actually on the road down in Olu Deniz, you can just see the gable end as your going down, coming up you can see the name sign etc.



No, perhaps not, looks that the place mentioned is right a the back of Ovacik up underneath the mountains, is it part of the Mendos Mountains?. Look spectacular, wouldn't buy it tho. If they plan to do what they have done building wise down in Fethiye, pretty soon your spectacular Villa will be right in the middle of a massive building site when they start going UP the mountain.

Then in a few years time, your villa will be constantly surrounded with the remnants of the higher up roads as they wash away with the rain.

It bl**dy frightening getting caught in a end of season downpour in that area.

Just an update on the roads in Ovacik, most of the steep roads have been laid with asphalt and  with a decent sub surface. No not too worried about the winter rains but the thoughtless driving of some drivers beggars belief not to allow the new roads to settle before they show what cr.p drivers they really are. ???
