Only open once in all our years going to Calis.It was full of AI Russians who brought nowt to the local economy.
My view is that the site is too big for one hotel and too big to fill with apartments as that would flood the local area with too many tourists for the infrastructure.
A small low rise hotel,a few apartments and some nice landscaping and public area would be good IMHO
