We are in a complex of 6 apartment blocks, each block consisting of 6 apartments. We "self manage", ie all pay into a kitty, pay a maintenance company from the kitty, pay for extras and enhancements from the kitty etc.
The question is who is responsbile for the roofs? I have had many answers for this and these are the scenarios:-
1. The top floor people are responsible for their own roofs. Ideally, their insurance covers them for problems, but if not, they pay.
2. The block is responsible for the roof, ie all six owners in that individual block pay for repairs/problems. I am assuming that the lower floors are not covered on their insurance for roofs as they don't have a roof.
3. The complex kitty should pay.
The additional question would be who is responsible for any damp problems on the bottom floor apartments?
