When we bought a second hand apartment we had to pay the agent the lot as the  seller being Turkish didn't pay anything.
I think this is quite common although I think it is supposed to be half each

Littlereddevil does that mean you had to pay 6% on top of the price.  :)

3% by both parties is the norm. However that rate is "negotiable" depending on the agent or the sellers desire to sell.

Some charge more than 3% to the seller - some quite a lot more. With some developers offering 10% or more to sell their new projects, resales are often seen by agents as a way to lose money rather than make it.

It's quite common for the buyer to be told that!

When Turkish people sell/buy through an estate agent (which happens a lot in the big cities), the buyer normally pays the commission. The seller doesn't pay anything but it depends on the bargaining skills of the buyer how much they pay. Somewhere between 0 and 6 percent.

Buyer pays most of the time also the sales tax (and the purchase tax as well).
