So are rents *really* that much more in Hisaronu/Ovacik now? If I was paying rent locally I'd want a helluva place for 1,150tl or thereabouts a month, which is what the original posters £3,500 a year works out as.
In the case of the OP £500 as an agents fee is rather OTT on an annual rent of £3,500.
It's OTT for any apartment around Fethiye area.
Regarding rent increases being capped:
Yes they are. The annual increase is worked out using the annual rate of inflation - however, as usual in Turkey there is a "but".
There are two possible rates, one being ÜFE and the other TÜFE - in simple terms, the first relates more to the price of manufactured goods and the second is similar to the Retail Price Index in the UK. The law relating to rents, the Turkish Code of Obligations No. 6098, which came in during Jan 2012 uses ÜFE as its guide and historically, the ÜFE rate is normally lower than TÜFE.
To get round it, landlords will either apply the higher TÜFE rate, or more commonly, simply state within the contract what the rental increases will be. If they are stated in the contract then the
law does not apply.
