Can anyone let me know the pros and cons of living there permanently.
Is there anything/anywhere that you would strongly reccomend or advise to avoid

Beware of severe house flooding in the area, there's lots of it, I'm sure those who live there will tell you which exact area to avoid.

Sharp as always Scunner! i thought it would save time with the obvious, weather, people, economy, food etc.

My views on Koca Calis are simple - we used to holiday at Telmessos which was wonderful, all silence occasionally broken by the sound of distant goat bells. A taxi into Calis and one back after a meal on the prom - a couple of quid each way, that was all. The joy of tranquillity and the bright lights down the road. Perfect to me.
But living there full time wouldn't be for me. I know plenty of people who think they are living in paradise down there and I believe they probably are - but I wouldn't be one of them :)

Flooding ..which areas to avoid?

Çıçek Sıtesı, Telemessos area although the sıte ıs faırly dry ın the wınter ıt ıs ısolated ,only a few lıve there all year, Sağlık Sıtesı although they have raısed the roads I am not convınced ıt wıll solve the floodıng wıth the heavy raın we get ın the wınter.
We are ok where we lıve near Çağrı Kent Sıtesı and so ıs the bıg Sıte around that area. There are a few beach bars open all wınter and a couple of lıttle cafe/bars/shops dotted around. It ıs faırly rural and quıet .I thınk you need transport ıf you lıve here. There ıs a dolmus or two but they are ınfrequent durıng the wınter. For us ıt ıs a quıet lovely area and we are glad we retıred here.

i would agree with scunner about telmessos fantastic place for a holiday not sure about living there full time, the little pool side of the of the site floods regulary in winter ,and the houses were not built for all year living ,no heating in them. having said that i adore koca calis
wouldnt want to go anywhere else

WE have a villa there thats only used between March and Oct as i work in London travelling on tube daily, Koca is heaven to me being fairly rural make it more personal with local people as well , my parents who are retired use the villa more than me and have made so many friends out that there that it unbelievable for such a small community.
As for the winter times ive seen the photos and in places is un passable and unliveable at times Although it has got a little better over the last few years i would recommend you have a look before you decide to set up home for there for the winter
i personally don't see this area staying this way for to much longer, as more and more villa,s go up every year talk of a boat yard being built along with a hospital,schools shops and hotels etc, all possibly rumours but strong rumours from the locals

Thank you for the info, yes, the one I was looking at didnt appear to have any stove inside just a barbecue on the terrace.
Like you say, if the area is going to have more ammenities, perhaps we are better getting a place sooner before the prices go up.

The barbecue on the terrace is usually attached to a flue that can be accessed from the inside corner of the room. A sober can then be used inside.
I agree with Scunner - living there all year would not be for me. It would take a certain type of person to want to experience the quietness in the winter.
For me if I wanted Koca permanently I would travel half a mile inland and buy in Ciftlik. Much more to do winter- wise and far less - if no flooding at all. Plus you are handy for the shops :)

Ok, will try and find out about ciftlik and see if I am drawn to it. However, with the upcoming area improvements it wont be so cut off..if the rumours of hospitals etc are as they say.
Great news about sober, another tick in the box! The place i,m looking i,m told is unaffected by flooding, but with surrounding areas suffering so much flooding then thats another tick in the against box. Wondering if the improvements to the area will improve the chances of flooding or is it is what it is situation.

Sorry stoop, ciftlik didnt do it for me by computer, however, when we come over the end of June we will have a look. Still a little bit in love with somewhere I have spotted!

There are a few new villas being built behind the Main Street in Ciftlik. Away from the busy part and supposedly very nice.
As for the flooding. If you are looking at Koca Calis just be careful. Even if the house you buy doesn't flood - lots of the area does and this can affect getting about in the winter.
We love it there and to be honest the flooding is the only thing that spoils it.

Hopefully, the place I have my eye on, will be away from the flooding, near transport links, with new roads!! Thanks I won't make any decisions until I have got the nod from CBF.
We can't afford to make a mistake as it will be a permanent move. So God willing...

We've bought in Ciftlik and we love it. It is a bit further out though and, whilst there are lots of dolmus and a city bus in the summer, I'm not sure what you'd find in the winter so transport is probably essential there. There's a fantastic pide place and somewhere you can buy ready cooked chickens that are delicious. Melissa, the local supermarket, is great and surprisingly not really any more expensive than the larger supermarkets. Market day is Thursday and happens opposite the Melissa. PM me if you'd like me to email a few photos. There's not a lot on the internet about Ciftlik to be honest.
I've heard great things about Koca Calis from the people that like it. We thought it looked good but didn't find a villa we liked when we were looking. If you're after a place that's quieter than Calis but doesn't necessitate owning a car then you might look at Gunlukbasi. We'd have bought there probably if there had been anything available. Really happy with Ciftlik though.

Well myself and my mate have two villas in koca calis been holiday homes for over ten years now and i can honestly say that we have never been flooded but i must agree there is some flooding in and around the area in the winter especially coldiz thats what ive always called the place barded wire fences and all.But having said that we all love the place peace and quite out of the rat race ,calis just down the road if you want a night out.Theres alot of good people in the area and we all tend to look out for one another,but i know that its not everyones cup of tea.Anyway nothing wrong with going out in a pair of wellies quite trendy these days.
