Telmessos is lovely in the summer, great communal gardens and two lovely pools. In the winter it can be very bleak though, and parts of the complex tend to flood. Great place for a holiday if you want peace and quiet.

We stayed there last year and loved it so much we"re going back in august (cant wait) its a quiet peaceful site,2 pools and very well maintained...was told there was flooding there in the winter months tho. Its not that far from calis beach...well it took us about 25 mins to walk and longer by bicycle...dont ask lol. Hope its what you"re looking for.

Think the flooding was mainly on the road areas and some outside Telmessos.They have raised or rather bricked up the edges of the internal roadways to aleviate the problem. I have not really seen major flooding directly around the villas.There is allegedly a dolmus bus service from near Telmessos in the summer and plenty of restaurants offer a pick-up service remember.

The only thing I would add is to look for damp (and fresh paint) around the bottom of the walls before you buy.

Hi Harley 12,

i look after a few houses on telmessos sites ref flooding it depends on wich side of the road you buy on dont buy on the right hand side next to the permanant lake as this winter they had over a meter of water on it and it went into most houses we have only just got them repaired and dryed out.

We've had a villa on Telmessos for 7 years now and we're on the right side and we have NEVER been flooded. Don't understand what the flooding last winter has been referred to. In fact we've never even been flooded in the 7 years we've been there! There's 3 pumps on the site which is switched on in heavy rain if needed. Plus,in winter time when the rain comes the staff throw sand bags around the villa doors. :)

Ammo,2007 was a bad year,maybe you missed the pics of that one.They were posted on here.Probably a one off!
But its certainly a nice tranquil spot and looked after very well.

I don't recall flooding at Telmessos to a level that entered any properties. I am aware of the occasional person living there full time over the last 7 to 8 years but very rarely. My opinion is that the properties are built as summer houses, a job they do fantastically well. They are nearly impossible to keep warm in the winter. I know, we stayed there one bitter February and moved out to a hotel 24 hours later.

Tinx reported in 2005 that some houses on Telmessos suffered flood damage (page 6 of the link).

If you look after peoples houses I hope you can find them  :)

It's Saglik by the way and it doesn't have a permanent lake - unless you mean the pool.

We've had our villa now for 8 years and yes they did have problems with flooding - however, none of our friends - inc Ron shown in boat have actually been flooded it came just below their patio Since that last incident they have installed a new pumping system that now pumps the rain water to the outside small road near the swamp.

For us as a holiday home it is a perfectly safe, clean, friendly, tranquil and exceptionally well maintained complex,that we would recommend.

Just returned from our 2nd visit to telmessos and its still as lovely as last year, there"s plans for a small shop,bar and childrens play area for next year,a very clean safe and well maintained comlex and would highly recommend a holiday there

we were showen property here twice,nice places,gardens are kept lovely. and when we were looking to buy,rob noticed a water mark round some of the buildings and commented it must be prone to flooding.
then 2 turkish families came out and said come and see my house ,you buy my house.
it seemed to rob and i they were desperate to sell.

Its looking good Stoop,going to book again next year hopefully in the same villa as it was absolutely beautiful,was nice to see Ali again and he remembered us from last year and came over to "chat" made me smile when he said "yo brother" to Mr Raygan lol.

the water marks on some of the properties is from rising damp and not flooding, alot of properties in calis/turkey are prone to this as many do not have damp coarses like we have here in the uk.
some are worse than others, we have had our house on telemessos now for 7 yrs and only had to rub a bit of loose bubbled plaster off and re paint for the 1st time last summer. The outside is wearing well too and we haven't had to touch that at all as yet. Hope this puts your mind at rest. Its a beautiful safe complex, we contemplated moving closer to main calis a couple of yrs ago but when we viewed other properties there was nothing like the peace and quite and outlook you get at telemessos.

it was 7yrs ago we looked at the property ,but we bought elsewhere,nice and quiet (catalarik not far from the cemetary  :)

Hi all,does anyone know if the plans for having a bar and a shop on the comple have gone ahead for this year? We noticed a lot of work going on last year and was told there was going to be a shop and a bar opening for summer 2012.
