sorry if this message apears twice this is the second time ive wrote this

ime just buying a property in ovacik and just wondered if anyone had soem advice on the best and easyest way of doign this, not sure if using a solicitor is the done thing there any suggestions

oh and one more thing im sopposed to go out there in january and complete the legal stuff and what do u know theres no fligths in winter just my luck might get out there but cant get back anyone no a pilot lol

Hi Chris.  Are you buying from the builder , an estate agent, or a "2nd hand" property ?

Personally I'd get a solicitor to check everything over if "their solicitor" is doing all the leg work.   Your next problem is how do you find a solicitor you can hire !

Even if everything is handled well and is above board. It's still a big leap of faith , and peace of mind may be worth the additional cost.

Use a solicitor for the peace of mind.   The Turkish Consulate web page has a list of local solicitors, I believe as does the British Consulate web page.
That way, you know you are choosing your own and not having one chosen for you.  Or, I am sure you will get some good recommendations from people on this forum.

Hi Chris, Welcome to the forum,we bought in Ovacik in 2005 and are really pleased , we are on the Mimosa complex which of the main rd near the gas shop,where are you buying? Good luck.

Hi Chris, you wouldnt contemplate buying a house in the UK without a solicitor so why would you do it here?

There are some good recomendations on here for reputable solicitors particulary the one Scunner mentioned.

hi im looking forward to getting back out there and finalising everyhting just got to sort flights but dosnt seem to be any direct flight out of dalaman in jan and the small issue of weather or not i need a solicitor ive had so muchj advice dont no what i should do but les has been really helpful god knows were i would of started without his help anway al this aside i cant wait

For flying in winter another option is to fly to Antalya and get a tranfer from there (about 4 hours away)

A few years ago we had a couple of trips in winter.  We couldn't fly to Dalaman from Scotland but we could fly to Antalya.   We either had the choice of long journey to Manchester to fly to Dalaman and a long journey home from Manchester,  or do the long journey at the Turkey end.     We went for the long journy a the Turkey end which wes the right choice for us.  (Does that make sense ? !)

im flying from gatwick can get a flight on the 11th of jan direct but cant seem to find one comign home not sure if i fancy a 4 hour drive in a country i dont know could i get a direct flight to somwhere else in uk ?

Have you tried Thomas Cook flights in January ??
We fly out from Manc for 1wk and flight back on 25th

I have a friend that used a solicitor listed on the british consulate
website and she was far from happy!!

Easyjet fly daily from Gatwick to Istanbul with good flight times arriving Istanbul around lunchtime and departing again in mid afternoon. Pegasus do several flights to the same Istanbul airport each day the first being from Dalaman at 7.00 am.
Probably a lot easier than Antalya especially if there is snow on the mountain although you might have to wait around at the airport for  bit.
We're going that way next month so will know better then. The prices are very cheap, well worth having a look at their websites

well ive gat a solictor reccomended from here so hopefully itl make life easyer cant say the owner sounded overly keen, wonder why that is well soon find out i guess. I just hope im doing the rigth thing i cant help worrying now about all the crime going on out there sounds like its much worst then the uk break ins left ritgh and center i hope theres more good news then bad, dosnt sound like it yet

No offense but why are you on the brink of buying a property in Turkey? You sound so negative about the idea I can't see how you could possibly pay out money for a place.

use a solicitor you may think that your saving money but it could all back fire and for the sake of £500. When we bought in Calis we went with a highly recommended agent (Cenk) and he advised us to get one so we used Ozlen she checked every thing out handled the payments (new build paid in three installments)and got our Tapu within three months we paid £250 upfront and £250 at completion so my advice to any one spending large sums of money get a solicitor  :)

I think you should use a solicitor, I think you are buying it from Mr Bozbay and family.Ali Uscar
at Prime built them which I am sure you know,I also would'ent worry about beinging broke into just make you are alert. Like said I bought in 2005 moved in may2006,the only time when things have gone
from our place is when workmen have hadthe key for our place which was provided by the maintence

My point is that before you spend tens of thousands of pounds there is a question you need to answer for yourself. Do you want, 100%, to buy a property abroad". If you aren't 100% behind the idea you are taking an almighty gamble. I have met a number of people who bought even though their heart wasn't 100% in it, and I thought at that time that they were probably wrong to do so. In most caes this turned out to be correct.

Buying abroad isn't for everyone, whether they can afford it or not - I hope you do find that you totally want this, because if you buy in that frame of mind I doubt you will regret it.

many thanks for all your replys i have hired the solicitor you have all mentioned so shes on the case which is a big relief

yes im 100% about buying there i cant wait to have a holiday home there, just needed some reasurance about the break ins, no what i want just a bit of a worryer  :)

Chris, we have had a place in Ovacik since 2007.  We tried to buy 2 places prior to that (new build) , but neither worked out and we got out unscathed.

I totally agree with what Scunner says.  We are really glad things worked out the way they did as we love our Villa and love its location.  If you aren't 100% sure , any setbacks will be magnified

When we bought we were aware of burglaries so the first thing we did was had additional locks fitted to all doors and windows (there is a great guy in Fethiye we used to do this).   Things seem to have gotten worse but I'll bet it's a temporary blip.    I would now fit an alarm these days and we plan to do so in Spring.

Yes burglaries are a pain, and I feel we are more likely to be burgled in Ovacik than in the UK ... but we tend not to leave high value items in Turkey or sentimental items.     The big difference is we still feel it is safer in Turkey than in many parts of the UK (in terms of violance etc.).

We were burgled when guests were in the house this year.   They had forgotton to fit the security pins into the sliding patio doors ....  

Bottom line is if you take sensible precautions you may be less likely to be burgled, but if it happens you have to roll with the punches.  Good luck with your decision :-)

1. Get every lock changed the day you take possession.

2. Bring a DIY alarm from the UK

3. Have window locks fitted on all windows and patio doors.

If you feel you want security bars:

1. Find two companies that manufacture and fit them.

2. Get company 1 to fit just one.

3. Get company 2 to show you how easy it is to get in.

4. If it's 20 seconds, use company 2. If it's 30 minutes, use company 1  ;)

thanks think ive got it now il deffently arrange for all the locks to be put on soon as its in my name, i probly wouldnt have anything perticular in value left there the only thing i can think of is flat screen tv i was going to get do you think its wise to have one or should i get the old type of tv dont want to encourage them now :)

Chris, you won't need to encourage them they are normally after small portable stuff they can move on quickly like decent phones, digital cameras, i pods, DS lites & of course cash. All the sort of stuff that holiday makers have in abundance and normally leave lying around. We were broken into 2 years ago and they left a cheap mobile and took my decent one and they left a pentax non digi camera worth £200 and took my digital worth £100.
Best advice has already been given fit an alarm & use it. I you have an alarm & your neighbour doesn't the theif is likely to rob your neighbour.

Get a safe fitted, but not in the bedroom if they break in through the day that's the first place they look as most people spend all there time around the pool and the bedrooms tend to be the furthest rooms from the pool

if its not fitted properly or the wrong sized anchor bolts used, because the bricks that are used in Turkey are hollow there is not a lot for the fixings to fix to so with the right bar you can force it away from the wall also if its fitted in a bedroom wardrobe because of the wood panel between safe and wall you can get a better purchase with the bar, this advice was given to me by the locksmith from Fethiye  :)

I know of a villa which got broken into & the theives walked away with the safe.
Mine was fitted by the builder, 2 screws into a wall, it would have come off with very little effort.
I have since refitted it with about 8 long screws and also half a tube of 'No Nails' to the back, bottom & 1 side.
They will have to take the wall & cupboard its fitted to now if they want it.

I built mine into the wall,so it's flush with the plaster,painted the same as the wall around it,then kept covered.
