Title: All owners beware...
Post by: mac2010 on December 05, 2013, 08:40:29 AM
According to yellali.com new laws are coming and old ones will be enforced to stop owners renting their property with out paying tax in Turkey. Sorry tried to add link but had my thick head on. :o

No mention of magic keys that tell the local police station when your front door is opened though  ;)

Our maintenance company sent this link to the owners.

I think the tax authorities wold be better off trying to collect proper taxes from those in business who only want to deal in cash to avoid paying any income tax as i feel that would generate a lot more revenue for them   ;)  ;)

I don't see any great change there - you were supposed to do most of that anyway. Just next to nobody did. In reality chasing holidaymakers in private residences is as teetee suggests, a hugely unrewarding way to allocate tax inspection time. Better to go after estate agents  ;)

I think builders would be the best ones to chase.

What do the builders have to do with owners who rent out properties?

It's a suggestion regarding how much better tax inspection resources could be used George. A group of 3 or 4 men (it was reported the last time this all blew up that it was a group of taxmen asking questions, not just a taxman), spending their 3 or 4 man days search for, waiting for and then struggling to communicate with a family who have done nothing more than spent £250 for a week in an apartment to someone who isn't there, is quite a ridiculous way to allocate staff. Especially in an economy where people pay for major purchases with carrier bags full of banknotes.

So, am I reading this right?  For instance,if an owner was fortunate enough to land a reliable middle aged turkish lady who wanted to rent long term(longer than 12 months) and who pays up front 3 months at a time, for example- they would be exempt from paying tax, however it would be advisable to notify the tax office? How might a person do that - should the need arise- if the person isnt there, the renter has moved in and all is good? Just out of curiousity! :-X

I just wanted to add a post to say that I was supported in a discussion with the taxman by my property manager (Olga at Interturk Estates).  I rent out occasionally through the year - often to family/friends but somtimes to people who have found my site via CalisVilla.  I had heard from a good number of the people visiting that "the Tax Man" had come on site and was asking them for the days they were staying, how much they were paying etc.  For this reason alone, it seemed important to get to the tax office and find out what I needed to do to be registered.

As I speak very, very limited Turkish, I had no hope of doing this on my own.  Olga was kind enough to take me to meet with the appropriate person and they recorded my (and my apartment) details.  Now, when a visitor rents the apartment, Olga arranges for them to sign a simple one-page statement (booking form) confirming the dates they are staying and the amount they are paying.  This gets off-set against the bills/maintenance paid throughout the year as well as a certain amount that can be earned before tax is payable.  At the end of the year, if I do owe any money at all, this will be paid and all is above board.

I feel much happier knowing that I am now "above board" and that my guests will not get hassled whilst they are on holiday.

Clearly - it is entirely up to you as to if/how you manage this, but I am pleased I have got this sorted.

Good luck to all who are in similar situation.

Debbie :-)

Seems like you have done it all correct Debbie, and as we hope to rent your apartment one day as we liked it so much when we saw it we know we will be getting all done above board :)
