Title: Villa needed

Hi,
We had provisionally booked a 2 bed villa from 26/8 - 9/9 which would have been ideal for the 2 of us! However we now have 2 other family members joining us (1 just for the 2nd week) so might not be suitable as there is only 1 bathroom!! Can anyone help us with recommendations for accomodation? 2 beds is fine as long as there is a sofa bed for the 2nd week but 2 bathrooms/loos and a nice pool area would be a must. Have looked at all the usual sites and everything is either booked for those dates or way out of our price range. Preferably not too far from the beach front and if an appartment needs to be ground floor.

Sorry Lynne but I think with the new rental controls you might find it difficult to get a cheap booking.

Sunset Beach club has a lot of ground floor 2 bed /2bath room apartments that might interest you..... I know there is a lot of  owners on owners direct &  holiday lettings but as Stoop says may find it difficult to get a booking direct from the owner now with the change in controls. I know number of lettings agents who look after some of the properties there you could give them a try www.oceanlettings.com www.joylettings.com ... hope this helps

Thanks for the response.
 I was just asking for recommendation!. E.g places where people might have stayed before that meet our requirements, which is why I mentioned them. We always book through agents such as Owners Direct, Clickstay and more recently Rainbow and was planning on doing the same this year, having looked on these sites there isn't much available so though someone on here might have an alternative suggestion. I wouldn't be stupid enough to part with our hard earned cash willy nilly!!
Thanks DianaJ, we have looked at Sunset but prefer something a bit quieter. We've sent an enquiry to Rainbow regarding a private villa with pool so might be sorted.

It's not so much about you parting with your hard earned cash as about getting someone to actually want to part you from it.

New regs mean owners wanting to rent their property have a few big hoops to jump through and I think many will just not even bother.

Our beautiful villa (Villa Loumar, just down the road from The Surf Cafe Beach) is available for much of the season: sleeps up to 7 with 3 bathrooms. All new regs are being taken care of by our agents, Rainbow. Good luck!

Well done ArtyMar, you're the first CBF member to advertise a fully legal rental!

Are your agents in Fethiye?  On the basis they're obviously on the ball you can give them a plug  :)

Some idea of costs would help other members in a similar situation, if you feel comfortable doing it of course.

This villa looks familiar!   We walk past this on our way up to the Angel Bar at the top of the road.  It's a beautiful villa in a lovely spot.

Thank you, Swindsor! Yes, we're a couple of minutes from The Angel bar/restaurant and eat there regularly. Their chicken wings are delicious - and it's lovely sitting outdoors under the canopy (laptop on the table) watching the world go by!

I don't mind letting members know prices as they are very reasonable and have not increased for the last few years: £750 pw in May, June and September; £850 pw in high season, July and August.

We are very keen to get bookings this year as we have spent a fortune in putting in a brand new terrace with h&c showers, free wi-fi, glass screen for jacuzzi (£400! as it had to be hand made) - also we can't go this year due to husband's poor health.

I have poured my heart into our villa with all my artwork and pebble murals on walls - so sad we can't enjoy it, but hopefully some CBF members can.

Arty, off topic a bit, but how many days of your trip did it take to sort out getting the new regulations done?
For me, not much time: just signing forms sent by Rainbow who manage our property for us. We have to pay an extra £150

We were quoted £250 Property maintenance fee plus £250 new Rental agreement for registering guests on the new system by Rainbow.

Hi Arty, so you can do it all from the UK, and we don't have to be in Turkey to register?
All I've read previously is that the people named on the TAPU have to be present.

There has been a lot of scaremongering by individuals who, to be frank, have a whole different agenda to those wanting to rent out their properties in the Fethiye area.

My brother-in-law phoned the police and was told either he or my hubby have to be in Turkey to register and sign forms. My understanding is if you are already with a Letting company then they can do it for you (as in Artys case) as they have control of your property. Hope this helps you Strange.

£250 management fee, plus newly notified one-off cost of £150 for system - what I understand from Rainbow.

This is the email we received from Rainbow Artymar with a link for property maintenance at £250 & rental management at £250.

We are only offering this service to owners that have Property Management, Rental Management and sign a rental declaration with us.We need to ensure we have total control of who is coming and going because we are seen by the authorities as taking full responsibility for the reporting process. The consequences of providing inaccurate information are very severe.


This also means that at the end of each season we will calculate your rental income tax on your behalf and arrange to pay it to the tax office. There maybe a small charge at the end of the year when we pay the tax over, at the moment he charges 100TL.


We have purchased a multi usage system from the Government so we can input guests each day of the season, the cost of this to owners is £150 and this is a one off payment.
