if i pay 40,000 cash for a property in calis,what other costs are there,that i need to pay,and roughly how much extra do i need,im buying direct,so no buying fees.thanx  8)

I think you will have to wait for Scunner or Cenk to give you an up to date run down on this.

But as far as I know, there will be 3.3% tax to pay, based on the value shown on the Tapu, this should be split between buyer and seller, but is frequently paid in full by the buyer. There is a fee to be paid to the Belediye as well but not sure what this is.

The cost of obtaining your Military Clearance, last figure I heard was around 600TL if you do it yourself. Translators fees at the Tapu office, around 60 - 70TL per session. Generally you go to start the process in the morning and back again in the afternoon for the final signing and hand over. Document translation fees for your passport(s), not sure would think around 50TL.

After you receive Tapu, a trip to Aydem and FESKI (Electric & Water) to change into your name, not sure of fees on this. As a very rough guide you should budget for around 7 - 10% of your purchase price to cover all the bits and bobs.

Isn't that the estate agency fee? If this is a direct sale, surely that wouldn't be applicable

No that is the tax due on the sale.But I think you are right in thinking that, the agency fees are the one's that are split not the tax.

Yes, the 3.3% is the sale/purchase tax. An estate agent will generally charge BOTH the buyer and the seller around 3% each. But the poster said they were not using an estate agent.

I was agreeing with you Graham, and confirming that this tax is payable to the tax office and nothing to do with agents fees.
