If we get residency do we still need to obtain a visa every 6 months. I understand things are changing in this matter and I've probably asked this before. I have searched for other threads but having no luck. Can you direct me to a thread on this or help in any way. Thanks Mike

No Mike, once you have residency you walk past the visa desk, straight to passport control. There you show your passport and residency book. You need to get a visitor visa when you arrive in February, to cover you till you get your residency.

& you'll need to apply for residency either within the first calendar month after arriving or within the last 15 days your tourist visa is valid

I am thinking of moving to calis next year but only to rent a property.
can i still get a residents permit if i do not own property?

Yes, but you'll need a rental agreement. Check out all the ins & outs in the residency visa section

or if you dont have a lease at least show proof of funds.
