So here we are in Fethiye looking at villas.

Until 2 days ago, my husbands (TA) involvement in this whole process has been to say 'you just get the place you want'.

Now we are actually viewing properties, TA has LOTS of opinions and I would like to say thank you to the Emlaks for being so patient with both of us.

After 2 very full days of viewings in some serious heat, my husband reckons his mind is blown. He wants to know why he feels so stressed when he's on holiday ..... :D

But despite our generally hugely different opinions about everything in life, we have agreed on which two villas are our favourites so far. This is nothing short of a minor miracle.

So for Bluwise and anyone else trying to guess if they saw me in the region, tomorrow I will be the large lady with the blubbering husband. He'll be wearing a khaki green baseball cap and shades and has a tash.

We are having a day off from looking at properties tomorrow and plan a stroll around Fethiye. We will no doubt use the water taxis there and back from Calis. So if you think it is us, mutter CBF and if I say 'I'm Menthol!', you will know you got the right person.   :)

Have a great day off and remember its a buyers market over there right now! You might feel you are on limited time to buy but the seller has a limited window to sell to you!

This brings back memories of 2005 for me and how tiring it is moving around looking at different properties and after about 10-12 your mind starts to mix then all together......

As others have said before, look, question, walk around the area around the property you are looking at, go back at different times of the day as this shows a different aspect to a property and then do it all again.

You can never be to careful or do to much research.

Great that you have found at least a couple of villas to consider.  Enjoy your stroll - I will be by the pool all day today as it really is sooo hot and my OA has decided to walk to Fethiye along the new prom.  Just couldn't muster up the energy to join him today..... 8)

Great advice guys!

Lovely post Menthol.  Lucky you having so many properties to look at.  When we were there I think we saw a total of 6 properties as that's all that was available to fit what we were after (same requirements as you).  Wasn't as stressful but maybe not as much fun either.   ;D ;D  Enjoy yourselves and enjoy your day off.  x

My advice would be to revisit the properties on your own later today, as they can be totally different without an agent, especially when you explore the surrounding area!

Totally agree about going for a look later on your own. The first property we were ever shown a new build apartment, we were told "this is your private driveway, nobody bothers to use the pool, oh the bikes they must be visitors childrens, Oh and of course we can put steps from your balcony into YOUR private garden.!!!    Went back in the evening 2 cars and a scooter on OUR drive, about a dozen kids playing in the pool and one apartment with more school uniforms pegged out than we could count.

Like you, Menthol, I was the force behind us buying our villa. My other half said something similar to yours - and I was so amazed that he agreed at all (and so readily) that I wasted no time in case he changed his mind.

I loved the plans and small model (it was not built at that stage) and within the week we were there (in Olu Deniz, Oct 2009), we signed up to buy.  Crazy, yes - hardly any research, yes - suffering the consequences, yes (see other posts re problems with Tapu & habitation certificate) ....and no! We do have a lovely villa, finally built- in delightful Koca Calis, close to beaches and other amenities - and I can't wait to return (husband likes it too and has never had a go at me for rushing him into it). 

We'll be there in under a week and I've just brought in the cases to think about packing.

Best advice I can give on your purchase, get your lawyer to carefully check all the paper work, Tapu, Habitation Certificate etc before you sign anything and don't believe a word of any "promises"! What about house surveys in Turkey before buying? Post pictures of the two villas you like, exteriors and interiors too. I just love looking at Turkish villas! I'll imagine I'm there helping you choose!

Quackers and Menthol, are you free late morning of Tuesday 17th which is the day after we arrive (previous evening)? Join us for a cuppa at Villa Loumar? Quackers knows where we are, and I can send you a map, Menthol. Any other CBFer who lives near the Angel bar/cafe is also welcome! I won't have much in stock at this stage, so you might have to supply your own biscuits and put up with creamer in your tea till I purchase fresh milk!

I shall be around Marcıa and wıll pop ın. Menthol when revısıtıng the vıllas look around and see ıf there ıs any spare land cos ıt wıll be buılt on at some stage. Ask the Emlak what wıll be buılt on ıt. You would hate ıt ıf the vıew you have wıll be obscured or a huge apartment block ıs buılt next door.

An Emlak wouldn't be able to tell you what was being built on vacant land (unless they owned it). They will only be able to say it's a building plot or not!. If you want a villa where you can be guaranteed that nothing will be built to spoil your views buy a mountain top!
In the 6 years since we moved here and built in an empty field with only 2 other building plots nearby we now have another 6 other building plots available on land that was designated not for building 5 years ago.... This is Turkey so expect an empty piece of land to be built upon at some stage and then you won't be disappointed....

A bit of good fortune for us was that one of the building plots adjacent to ours, designated for another villa, was bought by two of our Russian neighbours to share as a garden and their gardens are beautiful.

definetely as the other members have said try and go back on your own and look at the properties with no agent and as someone else said if there is empty land near by visualise buildings on there, we have sadly encountered that one building we were told was "protected land" and would never be built on, the other side you would not have thought it would be possible to build on due to not being big enough but when in Turkey!!that was where I would get up and see cows tethered up chewing on the grass now that land has also been built on  :(

Oh wow! Thank you so much everyone for the advice. It is true that after the first 10 they start to become a bit jumbled up in your head.

We are doing a re-visit of one villa on Friday with the agent but yes, we need to go again when the agent is not around.

I think I will be coming out again very shortly - there just doesn't seem to be enough time to even sort the basics in 2 weeks! Off to get tax number and open a couple of bank accounts if there's time tomorrow between viewings ......

Artymar, I hope that we can get chance to meet you and Quackers on Tuesday. Keep your eye on messages on here and I will let you know.   :)

If you see something you really like dont then just make an offer - take a couple of days to think on it and work out if it really is the right place and location. If you go silent on the Emlak the chances are you will also have them becoming a little desperate and the price will probably go down or more extras (eg aircon) will be thrown in.  We went through all this in 2004 and like everyone else has said you do get confused and eventually want the process to end.

It's becoming even more confusing than it was before! And if one more agent or lovely waiter mentions Uzumlu, I'll scream!

I won't even take TA up to Uzumlu because I know he'll fall in love with it, but I also know that it's highly impractical for the rest of us.

And Ange, I'd love to post some pics on here and get opinions, I really would because it might actually help us make our bloody minds up! But it wouldn't be very appropriate to put up pics of some CBF members home really for us all to critique.

TA has fallen in love with a HUGE villa and it is that we are viewing again tomorrow because we need to see if it still has the same effect on us after seeing lord knows how many others since then.

I will say this though - whilst we have seen a few 'Eugh' villas, they are far outnumbered by the absolutely gorgeous ones.

Oh and to anyone else reading this who happen to be looking at buying at the moment, heed this : it really IS a buyers market right now. I've ventured an offer hypothetically to an agent this week and he said he would definitely consider it. It was an offer 60k below the asking price ..... And it had already been reduced. Although that is of little comfort to those of you who are having to sell and for that I am genuinely sorry  :-\

Want to see it NOW! And also some of the other absolutely gorgeous ones! I'm the type who stops at every estate agent's window - whatever the country, even in UK - the lovelier the homes, the harder it is to pull me away. Now, my biggest regret is that we bought off plan (with all its aggro and subsequent nail biting worries) which meant that I didn't get to see what wonderful goodies were on the market - mind you, if we hadn't taken that spontaneous and crazy plunge then, I can't imagine we'd ever have bought anything - .

So-o-o I'll enjoy window shopping your journey with you (and Angela and the rest!). Make sure you pop in on 17th and be armed with photos and brochures! Maybe by then you'll already have the answer to your dreams. .

Uzumlu I hear you scream ! It's been called many things but impractical is a new one on me. Cooler in summer and bloody freezing in winter but good luck in your quest. It is too quiet for some I realise .

OK, here's a spanner for your works.  You've ruled out Ciftlik but if you put Ciftlik into ebay the villa we fell in love with last year has just come up for sale again.  I'd want to know why the people are selling it so soon to be honest but they have done it up a bit since they bought it.  The photos don't do it justice.  It's very pretty and has a lovely pool but its best feature is the views.  They're devastating.  And what's more it's on a hill so even if they build in front of you I'd be surprised if you lost those views.  Love it.   :D

Scorcher, Uzumlu is impractical because not everyone in the family will have access to a car and its a little far out from Fethiye and other attractions. And yes if I'm honest, just too quiet. Although I love how beautiful it is.

Arty, really hoping to be able to make the visit to see you but we've had one day free so far .....
And 'off plan' .... Even more options!

When I began The Great Quest To Buy A Property in Turkey, little did I realise how it would take over my life.

Night after night after night staring at photo after photo of villas. (And what is the obsession with agents and toilets?! A close up of the toilet is not a bathroom selling point. And switch that wide angle option off PURLEASE, it fools no one and makes your photo impossible to understand.

Is proper toilet flushing a problem in and around Fethiye? I've seen notices beside toilets in various places asking people not to use loo paper in the loos but to put it in the tiny little bins placed next to toilets for the purpose (eeeuw!). We asked our builders about this at the time of building and we were assured that toilet plumbing and infrastructure would be "up to Western standards", but we've had problems with flushing, smells etc and have changed the mechanisms in all the cisterns, but still have some problems time to time. Now we're told that this is due to general poor underground sewage systems in the area as a whole. True?
Maybe that's why agents have an obsession with toilets!

It's beacuse the drainage pipes are smaller bore than what we have in the UK. If you put paper down you WILL block the loo up at some point in the future and will have an expensive and messy situation - hence the bidet tap. Use this and you shouldn't be putting soiled paper in the bins.

Pipe diameters on new builds have been exactly the same as British houses for years and year now. Except when the builders can't be bothered and save themselves 3 lira or similar by using the traditional narrower pipes.

On a very slightly different subject, but still smell related, in our bathrooms we have a drainage hole in the floor next to the loo.  This drainage hole has a u-bend in it and sometimes, especially when it’s really hot, that u-bend dries out and the drain starts to smell.  We just pour some water down it.  Problem yok.   :D

It really is not worth the risk of putting paper in the loos or any other consumables...What Stoop is predicting exactly that happened to one of our neighbours , someone somewhere on the complex put stuff (other then human waste) in one of the toilets somehow when the blockage came to fruition it came down to my neighbours ground floor place and basically there was human waste (trying to be polite here) all over his bathroom floor in the bedroom and on a fair bit of his furnishings, part of the garden had to be dug up to solve  the  problem properly, by all accounts it was an expensive task and I forget just how many cleans he had to have in his apartment to try and get rid of the mess and the stench!!it certainly was not a task for the faint hearted :(

We have just had our bathroom renovated and used the new drain covers, they are chrome covers and the inside has a small flap that drops when water hits it and closes when the water is stopped, no more tiles over the holes.  me being a skin flint only paid 10Tl each, the double drains from 50tl, bronze coloured 35tl.

opposite side to the B&Q shop that is now Home something, walk towards Fethiye, I think the bathroom shop is Mendos, it is the one that has for years had the fancy dome ceiling in the shop front show room.

Second viewing of what I'll call the Blue Villa went well today.

It's big and would suit us well. Stunning outlook. Definitely some work needs doing on it though.

Then we went to the Tax Office to get our tax numbers. Found the right desk (top floor right at the very end ). Told we needed photocopies of our passports and they did not provide this service. Told that a shop at the rear of the office across the main road would do this for small fee.

None of the shops able to do this. Was getting a bit fed up traipsing around in the serious heat today (felt even hotter than yesterday and that was 45c in Fethiye sun). But lovely guys in the electronics shop opposite the music shop kindly photocopied them and refused payment.

Back to the Tax Office and after filling in a simple form (be aware your address needs to be a Turkish address, we used the apartments address as it is the only one we know. I'm sure we can change it later) and 10 mins later we have our tax numbers.

Next stop - bank accounts. Just could not summon up the energy to go and do that as well today - heat
fatigue.

Mon and Tues next week, we are seeing a property in Karaculha and one in Kayakoy. Then it's decision time. Maybe.

By the way TA has so far mentioned 6 business ideas he would like to develop here. Me? I want to potter about growing some fruit and enjoy decorating our property with time off in the pool. Oh and pick up the sketching and painting again. We'll see.

Sounds as if you want this to be a permanent move, not a holiday villa...? Is that on the cards, or have I missed something (wrap on the knuckles if so)? Looks like our tete-a-tete on Tuesday if off :(

I know Arty, I am sorry about that. I would have liked to have met you and Quackers. But the agent wasn't able to get us a viewing at another time as the vendor isn't free.

The plan is to spend half the time here and half in UK. Long term the plan is to move here. No idea how that will pan out for sure.

I might put up a message on here later next week saying 'we are going to be in suchandsuch a bar at suchandsuch a time and if anyone can make it, we'll treat you to a beer or whatever, cos we'd love to meet you.' But then again, I might be deep in negotiation with an agent or two .......

When we opened our bank accounts we got to HSBC at about 9.15 am and hardly waited at all.  We left there about an hour later with a lira account, a sterling account and online banking.  Worth getting there early I reckon.

From what you've said about him it sounds to me like he's virtually moved in there already.  If he's not starting new businesses he won't be happy so that's great!  Mind you, how he goes about that is a mystery to me.

Menthol, Blue Villa sounds intriguing. How about a piccie of the stunning outlook? What needs doing to it - same question as SuzzPuss. Before signing anything, keep your feet sufficiently on the ground to find out whether those selling you the property or the property owners are not in debt that could somehow be thrown back onto you - affecting your Tapu and Habitation certificates. Good luck with this exciting venture! Keen to know the outcome! Meet up with you another time at your villa or ours.

There's a lot of illegally built properties in Kaya valley and some are still ongoing. The builders get find and just carry on. I'm not sure whether any buildings have been demolished but on the Keciler road out of Kayakoy there's a semi completed apartment block that been there as long as we can remember and we first visited in 2002.

In Keciler somebody built a villla an pool within 30 metres of the mosque  >:( >:( the first occupants only lasted a few weeks as I think the Hoja turned up the sound system for the call to prayers.

We arrive in Keciler for a 6 month stay on the 30th October this is our rented cottage.  http://www.ownersdirect.co.uk/turkey/tk909.htm if anybody is passing and the car is on the drive you are welcomed to call in for refreshments and a chat.

And Bluwise - I've been trying to spot you too. I went up to a lady stood outside the Nil Bar and said 'Does Bluwise mean anything to you?' The lady shrugged and laughed at me. And then spoke in German to her husband....

Another problem with the pipework in Turkey (apart from it being small diameter) is the fact that tradespeople (especially tilers) use the bathroom floor outlet pipe as a quick disposal unit for rubble at the end of the day/job. I have seen numerous plumbing nightmares where it turns out that the outlet pipe is full of broken tiles and dry chunks of tile grout or plaster, sent down from higher floors.

Oh my. Really could do with someone making our minds up for us.

Gone from 'Let's buy a property somewhere in Fethiye'
to

'Let's buy a 3 bed villa somewhere in Fethiye'
to

'Let's buy a minimum 4 bed villa in Calis or Ovacik'
To

'Let's buy this ridiculously large villa in Ovacik with a huge pool and no immediate neighbours and the most stunning views which needs air con and heating and a little TLC'

To
'Let's rent somewhere for 6 months and then see how we feel'

To
'What the hell are we thinking about? Are we insane? We've hardly got a dream house in the UK, why are we looking here? The Turkish politics are looking decidedly iffy (I need to stop reading about that) and what about my ageing Dad?'

Then travelling back from Fethiye after lunch in the Saray lokanta (average) and on the Calis water taxi about an hour ago and saying 'But just LOOK at it. Why wouldn't we want to buy here?'

Going to mosey on down to Kipa in a bit and then come back and get stuck into the freshest, juiciest fruit and salad we bought from Calis Market this morning.

Why not view a few apartments too then Arty?  It's easy enough to upgrade to a villa if and when you decide to make the move a permanent one.

Menthol, is there a reason you decided not rent first to be sure?  That is often suggested on here and I think it makes a lot of sense.  To experience the whole package for 6 months would give you an even better insight into what's in store.  I say 'even better insight' because clearly you have already thought this through and done a lot of research but if there is even the slightest doubt, what have you got to lose - unless you are sure you have found the perfect villa/spot and don't want to miss out?
A long term rental gives you the opportunity to experience the frustrations as well as 'living the dream' without committing to a property you possibly may not use as much as you planned.

Yes I have thought about the renting long term option and no, there's no good reason why I haven't yet chosen this route. And yes it makes complete sense to do this which is why I probably won't do it. And if that sounds childish, that's also probably true.

Got first time viewings of the final properties I'm prepared to look at tomorrow and Tuesday. We could look at properties for the next month, there are so many on the market at the moment.

Some guy in Calis market got talking to TA this morning and mentioned the bargains to be had in Kemer.... I lied and said it gets snowed in and cut off every winter. Should any of you bump into us, please maintain this lie. Thank you.

We're going to need a holiday after this.

No need to rent long term, just rent for 6 months and have a 'chill' property hunt instead of a 100 metre dash !!!!
(Easy to say when you are excited to buy though    ;) )
We will probably rent for a couple of years before we take the plunge.

P.S.  Sounds like you've had a really relaxing break  ;D ;D ;D

You'll be able to put your money in a nice interest earning Turkish bank account whilst you rent too. Makes complete sense. Total rental bargains too out there, particularly in Tasyaka.

Haha!!  I love you Aisha!  You make me laugh.  Luckily Kemer always has 7 or 8 feet of snow without fail and is very much more prone to earthquakes than anywhere else in the area.  Or at least that's what I've heard...    ;)  ;)  ;)

Kevin is right  I think, what harm could 6 months renting do? You'd certainly have made up your minds with no regrets?  I always say when in doubt DON'T. But hey, whatever works for you go with gut instinct

I quit the day I couldn't take one more person telling me "But Manzara won't charge us 3%" - I gave it all up before I hacked someone with 50 grand to spend and couldn't be told anything, to death.

I believe that was the time when avoiding paying 3% commission became far more important than getting your tapu, habitation certificate, or even in some cases getting your villa. But hey, they saved 1500 quid.

I can see how this kind of situation would grind you down even though you are the one trying to be the honest/helpful one, some people you just cannot help and this is someone who bought from Hanel.......................

TA had his mind blown again today and is convinced he has found 'The One'. Again. (I'm beginning to wonder how I ever made it as his first and only girlfriend).

I'm rapidly getting to the 'let's just bleeding BUY one!' Stage. (You were right Angela).

Damn shame about Kemer, Suzz. Should it ever get mentioned again, I'll casually drop in the bit about it being built on Turkey's largest fault line .....

I can totally relate to this, so many people in the UK want you to cut your fees but then spend all of your time dealing with just their property.
With a commission rate of 1.5% being the standard in the area we worked it was only the 'less effective' agents that would agree to fee reductions just to get the property on their books but you just knew that when their 'sole agency agreement' was over and the property still unsold then the seller would be doing the rounds again.
In reality the amount they would potentially save in commission was so little that we used to wonder if they really wanted to move.
We certainly refused to take on properties from these people as you knew they would be on your back constantly.
As we used to say, we loved the job, it was just the people you had to deal with! :)
