There is a guy running around Calis and god knows where else with a big cheque 224,000 Lira offering it to people with private sale signs up, he acts as an agent for a 'friend in Antalya who has a very big fruit and vedge business, he will offer you the cheque but wants the excess today! 24,000 in my case, the cheque is dated 26th Feb.

He is quite happy for you to go to the bank and chck out the company details, probably because its the details of a proper company.

He tried it on with me and I know he a couple nearby and got them as far as the Tapu office ready to sign over, it wasn't until the Turkish lady in the office explained to them what was going on that they realised.

BEWARE!

Not at the moment Eric, I only found out last night that someone else had been approached, if anyone else has had any contact with these guys please let us know.

Yes, we have had him and his so called friends doing very similar thing with us, offering us the asking price immediately and producing the same cheque with a date of 26th February mentioned. We sussed him as a conman after his 2nd visit on the same day, but decided to see how far he would go, since he wouldn't let us get a lawyer. We took a friend and his turkish girlfriend as a witness to the Notary Office, where we noticed the first signs of him panicking by beads of sweat on his forehead....because it became apparent he was trying to get POA to sell our house....at which point we thanked the Notary for explaining it to us and walked out, assuming that the Notary would report him since they had a copy of his ID.

The other lady you are talking about is probably part owner of the apartment which I spoke about ;)

If the Notary has a copy of his ID would it not be a good Idea for you to approach the Notary or Authorities to report this, or at least ensure that wheels are already in motion to arrest this Lowlife.

It's a necessary warning but how long will it be before we are reading about the people who's greed helped them see an opportunity not to have to pay a registered agent 3%, and lose substantially more.

Thank you Tinkerman for bringing it to peoples attention, but we for one wish we hadn't have bothered, with the sarcastic comments made on this forum without the knowledge of individual cases or circumstances it beggers belief that anybody trys to help anybody.

Having had a bad experience in the past of the so called Authorities not being any help at all, we for one will not be reporting it, but thought we were doing our bit for the community by taking it as far as the Notary (being a Government Authority) and having his ID produced to them and them being fully aware of what this conman was trying to do, one would have thought that they would have got him arrested there and then.

Incidentally, we would be more than happy also to pay the 3% to anyone of the 10 Agents that have our property up for sale should they eventually find us a potential buyer just as we were willing to pay a lawyer of our choice as we pointed out to the "conman" to make sure our sale went through correctly.

Where are the sarcastic comments?  Yes it is great to have this info on the forum to warn forum members.  But, what about people who are not on this forum?  They may fall for this persons scam and be thousands of pounds out of pocket.  This MUST be reported to the police so they can take appropriate action.  Yes I agree that at times the Police do not act on certain matters if they think people want to 'claim off insurance' but this is a clear case of attempted fraud with witnesses and ID information.  We will be informing Uzumlu residents through the recently set up e-mail network, I hope somebody in Calis who has all the info on this person informs the Police so no one becomes a victim of this scam.

We hear so much on here about people who are burgled etc. but cannot get justice because the perps get away and there is little or no info about who carried out the act.  There is clear info here but no one seems keen to protect others against him!  I am dumbfounded.

Elaine, I am really sorry if my comment caused offence, I applaud you for taking this scum to the wire, but to not ensure or ask the Notary to take it further is what I questioned, the Notary in this case was suspicious enough to query him, at this point my own curiosity would would have been to ask what they intended to do without my involvement.

I would just hate to learn in the coming months of an owner whether Brit or other being conned because they do not read this forum.

I think the comment was directed at me for saying somebody greedy enough might get taken by this. By definition I did not mean Elaine. Please spread the word, a private buyer who doesn't want you to use a solicitor is 100% dodgy. Not 90%, 99% or 99.9%. Hear the alarm bells and run.

No Turk would pay £3,000 fees on a £100,000 sale.

3%, i have just had a turkish estate agent ask me for 10% as there was another agent involved, i checked on thier web site and they even have my house at 35k more than i am asking for so if i was to give them 10% they would be walking away with over 50k,yes i told them where to go,who do we report the cowboy agents to,

It is shocking how many agents are demanding 10% commission but can I point out that 3% isn't what they should charge by law, it's a figure most work to, that's all. 3% seems fair to me for the job but agents aren't committing a crime by asking for 10%. That's their offer, you are free to take it or leave it.

The other side of Jinky's story is the sinister one. Adding 35k to an asking price is theft from the buyer, who has agrees that the agent should earn 3% for his part, not 3% plus £35,000. Even more than that, these crooks do even better than you may have worked out so far - they earn 3% commission from the buyer on the extra £35,000 they added too!
