Title: Sinking homes.

Before we embark on our search in and around Calis, I have been made aware that certain areas are not good to buy in due to marsh land, and poor sub soil.  I would really appreciate some advice and help on this.  Thanks.  xx

If you want an honest opinion in respect of this, speak to Cenk at Interturk - he also happens to be a (fully qualified) structural engineer.  He'd never sell you a dog, then again neither would Ronnie.

Avoid like the plague - lots of properties get flooded in that area every winter and no one will tell you if they are trying to sell.

I have known Cenk at Interturk for over 15 years now and he point blank refuses to sell any property that he doesn't have structural faith in. Reputation before profit - rare in some parts.

My comment wasn't intended as a slur on Cenk, but really I would be very wary about buying in that area.

Haha I didn't think it was - your opinion is the same as his about those areas. I took it you meant avoid those properties like the plague, not avoid Cenk like the plague :D

Thank you for your replies.  Im talking more Koca Çaliş, not Çiftlik, I have been told about Çiftlik flooding.   Although we have spent many years visiting the area, we haven't been there throughout the rainy season, so value everyones input. Xx

Sue, Koça Çaliş is part of Çiftlik council area and generally the coast side of the D400 so a lot lower lying, Ciftlik village is the other side of the D400 and on a hill so most properties have a sea view as they rise away from the sea, it’s a big area!

Hi Sue, Koca calis area used to flood years ago BUT not now a days, we have owned our villa for almost 7 years and come here all seasons and never ever have seen any floods, they have got all new drainage systems now,  ask anyone who owns a property in the area and they will say the same   :)

Friends bought a villa not far from Nazar Garden Hotel. I was going there for dinner one evening, when they rang to say to bring my wellies, 'cos it was raining. I thought it was a wind up, until I arrived; the only way to reach the front door was to take off my shoes & socks & roll my jeans up to mid calf  :o

It was then that the penny dropped as to why there were 3 steps up to the front door    ;)

They did install a pump in their garden, which helped a bit, but as the villa slightly uphill of them didn't have a pump, it wasn't overly effective

Certain areas flood and certain areas don’t. Last winter the canal burst its banks and quite a few homes flooded.

Dave Gardener is very pro active in getting the council and the water company to clear the drainage ditches, dredge the canal and keep the river mouth open where it meets the sea.

As for leaning houses. The are a few on Saglik Sitesi and the apartment block at the back of it (which was built on a lake by a numpty of a builder) but I’ve not seen many in other areas of Koca. I think the builders have worked it out now.

Would I buy again in that area? Probably but I would be very careful. It’s a lovely place to live when it’s dry and if the powers that be ever get the drainage sorted out it will be wonderful.
