Title: The "I Bought in Turkey & I am Happy I Did" Thread
Post by: Scunner on January 28, 2008, 09:36:14 AM
I'm hearing only bad news on Radio CBF :-\

With most people I am hoping to see a positive conclusion to cef's problem, but most purchases DO end up with a most happy result.

Bad news does cause more publicity than good, and it would be nice to show newcomers that this is the exception, not the rule - before we kill the industry!

In order to redress the balance, to give a real, balanced reflection, I commend "I bought in Turkey & I am Happy" to the CBF House...

Who's first :D

Yes we bought an appartment in 2006 and have been very happy with the whole process. The property was one of Tufans and our agents were Tulip Properties who are still very helpful to us if we need them.
We are delighted with our purchase.

Over 99% of sales go through without a hitch. Just be extremely careful that you buy through an agent that comes highly recommended. They should know which builders should be avoided i.e. - those who are a bit dodgy, have poor build quality or who because they are such large companies think they are above any laws & insist on building properties where they shouldn't (eg. on tourist land) - which could, in the future, come back & bite their purchasers.

We bought back in 2003. No problems except we do wish we'd realised before we purchased that we'd want to move to Turkey full-time. Love the properties (yes we bought more than 1) & love the location but with hindsight wish we'd bought just one large property preferably in the same location.

The sad thing is although the great majority of sales go through without a hitch & 99% of the people who have bought are more than happy with their purchases it's the ones with problems that everyone remembers.

Please note - if you were thinking of buying - that Cefs' topic we are all trying to keep in the public eye - primarily in the hope that this leads to a satisfactory resolution for her plus it might stop others falling into the same trap. We also hope to embarrass the slimebags involved & cause them some of the grief, upset that they have caused others.

Deliriously happy !  We bought in 06, through Bulent at Direct Properties in Fethiye.  The transaction was smooth and he couldn't do enough for us.  Husband arrived overnight on the Friday - Saturday morning he was picked up from the hotel (which was paid for by Bulent) and taken to view the properties, he was then taken to view tiles, flooring etc.  Then taken to dinner that evening.  Sunday morning he was treated to typical turkish breakfast at Kaya and then taken back to the propert[^][^][^]y of his choice for final measuring and decisions.  Yup, we decided to definitely go ahead.  So...dinner again and arrangements for an early pickup the next morning - Husbands flight left just after lunch.  Bulent had made arrangements with the bank, with the tax office and the lawyers, so that Mr Pookie went from one meeting to the next and by the time lunchtime came he had everything sorted and was on the way back to the airport.  Bulent was absolutely fantastic, and everything worked with military precision.  From then on the process was smooth, we had to wait a little for the Tapu as there was a back log at that time, but 9 months later it came through.  Bulent oversaw the making of furniture and the major carpentry work we asked for and we really could not have done it with out him.  Since then he has remained a firm friend and nothing, absolutely nothing is too much trouble for him.  We were lucky - we found one of the good guys, purely by luck, but we haven't ever regretted our decision.  We would not want to be anywhere else.  We love Turkey, the culture, the people, the food, the hospitality, the scenery, the climate, the wildlife....etc etc !!! :) :) :) :)[^][^][^]

I bought through Erdem at Anatolian Estate Agency in Fethiye in 2004, best thing I ever did. Erdem was superb throughout, sorting out a problem that was not of his making & is considered a good friend. The only problem now is that it gets harder each visit to leave it all behind!

We bought with Onur Estate in 2005 and are happy. However, we did buy as an investment and we could have found a better investment opportunity elsewhere, especially given the current re-sale challenges.  We set ourselves a 5 year horizon on the investment so maybe things will change over the next 2 years.

We bought ours in approx July 2005, Cavfan dealt with most of the process and thankfully  everything went smoothly, we got the Tapu and we love our little Apt.

We consider ourselves very lucky to have been in a position to be able to buy ours outright and that we have had no issues. We have both worked very hard to do this so it's a lovely reward to sit on the terrace , feet up, drink in hand and think aah, this was all worth it! We even love our nosey Turkish neighbours !  ;)

A successful story for us :D

Can only concurr with Jukey- we love it. Not a moments problem, in fact a bit too easy or so it seemed! Bought through Alif at Tulip and he organised some renovation work too. Best thing we have done even though it took us 15 years to buy. Not what you'd call impetuous us !

We bought through Hallmark Properties in Fethiye. No real problems with the purchase although being on a cooperative site it took a while to get the tapu. We have that now.

We worried - like most people sending £xxk to someone you hardly know - but tempered that by buying with our bestest friends - so they took half the worry away -lol.

4.5 years on we would not do much different but it really is worth doing your homework on agents/bulders before you take the plunge and lay off the 'Waiter Agents' and 'my friend/brother/cousin/goat has a house for sale very cheap'

Luckily for anyone buying now - they have this forum to give them most of the 'do's and dont's'.

We bought in Telmessos over 5 years ago through Lagoon Estates in Fethiye and have never looked back, after two years we sold and bought an duplex apartment off Plan, again with Lagoon Estates and again a superb service from start to finish.
We are now in a situation where we are ready to move over permanantly
in the next month or so and will be buying a permanent residence
which will probably be bought through Lagoon, Turkey Property Centre
or through Cenk and Olga at Interturk Estates in Calis, I know all these people very well and would put every trust in them to do a professional honest job in finding me a new home.

We bought our apartment in 2005, which was a time when estate agents were saying you did not need a solicitor. However we ignored them and had our own UK solicitor. Our reason for doing so was not out of suspicion or any specific concern but really one based on common sense.
The process was a bit slow and we made staged payments. We would happily use the same solicitor and agent again (Keith). We were very pleased with the specification of the apartment. Some minor snagging was needed - this was also done a bit slowly but it was done.
The  geographical distance and unfamilarity of Turkish systems can play tricks with your mind but once we accepted that Turkish people will get things done but in their own time most of our worries went away.
The only area we would do differently is to insist on a more realistic Tapu valuation for tax purposes as it was a bit low.
Buying our apartment in Turkey has been one of the most rewarding things we have done. We would do it again. We always recommend to people who ask us, that they get their own solicitor and they only use agents who are tried and trusted.
We have met some very trustworthy Turkish people and no one who has ripped us off - save one shop where were charged rather too much for kitchen items and another for postcards! Needless to say we now go to other shops for these items. Put it another way if our biggest trauma was only paying double for post card and spice jars then we can honestly say that we have found Fethiye/Calis a good and agreeable place to conduct business.

Bought ours in 2007. Direct from builder, no agents no solicitors etc. Got the Tapu more-or-less straight away (we only paid 10%, remaining 90% when Tapu was delivered in our name at the Noter office) -Very happy with our new life in the sun.
Must say, would not have been so easy if the missus wasn't Turkish !!

Bought over five years ago. No expat neighbours, only Turkish and are very happy with this, their genuine friendliness is amazing.  Our standard of living far exceeds anything we could expect in the UK.  Sometimes dealing with bureaucracy can be a bit difficult but there is always someone ready to help.  Imagine The problems a non English speaking Turk would have with a government department in East Cheam!:D  We do not have a single regret and would only return to the UK kicking and screaming in a straight jacket.  Buying a property was so easy and fast it was almost unbelievable.  Add us to the happy list!! :)

Found our land in Uzumlu in March 06 and moved over in May 07. Bought with Lycia Properties in Fethiye. They helped us find the land and then we sat with them and helped design our villa. Tapu came within 6 weeks of getting living permission and they have been fantastic at helping us over any problems.
Highly recommend dealing direct with them as long standing reputable builders with offices here and in the UK.
Best move we ever made.

Yes , in May 2003 we bought our duplex in Hisaronu through Ahmet of Lagoon Estates , a stroke of good luck for us meeting him 5 years ago, as we needed guidance in buying something, somewhere. We were immediately impressed with his personality, honesty, helpfulness, friendliness, humour, and his professionalim as an estate agent.
We have been extremely pleased with our property and have no regrets. We are planning on visiting  even more times throughout the year now, hopefully 15 / 20 weeks each year. Yes Ahmet is a rich man now, and deserves to be, we still see him regularly when we are over there,  and whats nice is that success has not changed him :-) his personality is unchanged even now...good luck to him .

We Bought through European Estates (who have been friends of ours for many years, because of their (ex) dive centre) the process so far has been really smooth, Tapu was applied for once we paid the 10% deposit and is expected within 2 months, this has to be seen. The builder has been excellent, carrying out extra work for us that we have paid for and and some free of charge. Yes we are extremely happy we did. The forum has been so useful in helping us with the information and things to look out for. Our thanks to Keith and Co and all you posters out there.

Bought an apartment in Hisaronu in 2003 and a Villa in Ovacik in 2005 both from Nicholas Homes, the only small concern we had was the 2 year delay for the Tapu's but the quality of the build is excellent and the post sales service brilliant.

I agree with you Jack, the quality of the villa and after sales service by Nicholas have been very good.  We also have a basement, and again, as yet, have had no problems (couple of very small damp patches which are sorted out for us before season commences) although Iam aware of a villa on our complex which has experienced serious problems with their basement. but this was due to them not having any ventilation.  But for us, so far so good, although I always cross my fingers on the first flight of the year over!!

Bought in 2002 and lived here since 2006. Best thing I ever did with my life.

I do feel that as with anywhere, sadly, Turkey has its fair share of "scammers" and the relatively easy way to buy property is open to abuse. However, people must realise when buying here that they should undertake to talk to people about their experiences and to treat any transaction as though they would at home. We have all heard the bad experiences but with a little effort and help from us experienced ex-pats, future transactions can be scam free and this will help make the experience of moving here the joy it should be.

My condolences to the person mentioned in this thread. I really hope you get to sort the mess out and live happily thereafter.

We also bought through Keith (Scunner)  - mainly because of the advice given by Keith via CBF - Cenk was also very helpful (he was introduced to us by Keith, and we stayed at Camelia which was then run by Cenk and Olga, two of the nicest people I have ever met) and we would have been happy buying with either - We just liked the property that Keith showed us best- It was expensive compared to others and I think it would be hard to sell on, but we didn't buy as an investment and I still think we are on one of the best complexes in Calis.  We are also planning on moving over for good in the near future. I remember standing on Calis beach on a chilly February morning looking up at the snow capped mountains and saying to my husband, "This will do..I can live here." Weird, but it's what Calis does to you.

Being new to the process of buying property overseas I don't know whether we were lucky or just practical when we bought. We came to Calis on holiday considering buying a property but telling ouselves it would never happen. We had made arrangements via 3 different agents we had met at "a Place in the Sun" exhibition in London in Spring 2007 that we would spend a day with each agent looking at the options around the area and deciding where we wanted to locate and then finding the right property in that area. I have to say all the companies were excellent although we did see some properties at least twice - there was no hard sell just helpful suggestions and valuable local information passed on to us. We finally bought an apartment to get a foothold in the Turkish market from MG Home Projects via Oceanwide properties and all I can say is that the guys were magnificent in the way they helped us. Everything from tax to tapu was sorted for us and we were escorted through the whole process very quickly and efficiently. Post buying the snagging details have all been sorted and we have been treated very fairly throughout. I have to admit to being somewhat bemused on a sunday morning in late October 2007 after torrential rain the night before when a chap appeared at the door demanding to see the roof (at least that's what we eventually worked out after I'd shoved his head under the leaky washbasin thinking he was the plumber!). The builder had sent him to check that after the first rains the roof had seen there wasn't a problem. As in every country (and let's not hold up the english system as a paragon of virtue) there's good and bad. With 20/20 hindsight we may have been lucky but we found by working at it and making sure we were 100% happy with the arrangements before parting with our cash we got our dream. :D

We bought from Tracey at Premier Estates and after spending another week in cold, wet and dreary England I am even happier that we bought here. We go back to visit our children and grandchildren. That is the only reason to go back. If anyone tells me that it is cold in the evenings again in Fethiye then I will tell them to go and spend a week in Huddersfield !!! I think most people here have forgotten what cold really is. We came back to weather that we are lucky to get in the Summer in England. It is great to be able to have all of our doors and windows open and to be able to relax doing a bit of gardening. We are out for a meal tonight which we know won't break the bank and are sure to wake up to sunshine tommorow. Brilliant.

We chose our apartment last year whilst it was partially built, our builder allowed us to change the layout and add an extra bathroom at no extra cost!!  We completed in January and the builder delivered the TAPU to the apartment we were staying in on that same evening.
The whole experience was, in the main, very positive..... and our Estate Agent... Harbour Houses.  We are absolutely delighted with the apartment and the smooth way the transaction went.

The good agents more than out weigh the charletons thank goodness and my only advise to anyone that is thinking about buying here is to stick to the reputable agents, and don't cut corners in order to save a few ££

We bought from "Kings in Turkey", they couldn't have been more helpful.  I would thoroughly recommend them.  Our builder was "Robin Hood", sure we had the odd little problem (but who doesn't), but on the whole we are very happy with the work and the finishing touches.

Life in Turkey suits us down to the ground.  Yes, we have to learn Turkish.  Slow progress but we will get there.  Love the changing seasons.  Love the people.  Love the lifestyle in general.  We feel very lucky to be here.

I did forget to add that we had some very sound advice from friends (Anne and Barrie)who also put us in touch with someone at the forum who did help to calm our nerves a little when we heard of a particular incident.

It was invaluable to us having advice from people who had purchased in the past and I think we are in the majority of people whose experience was good.

My hubby and I bought a beautiful new build apartment in Fethiye in 06 and it was the best thing we have ever done!! I teach so get to go out every 6 wks and spend 5wks there in the summer. We had no problems and the guy we bought from, Mustafa, and his family have been really helpful. As soon as we have ever had a problem its sorted! If any one is interested he has others for sale. Build quality is great, right down to him providing evidence of steel spec??!! The whole thing went very smoothly and any business needed to be done between our lawyer and mustafa was always done with our consent. We did both have a moment of sheer terror in the bank when we parted with our money but hey thats normal when everything you have is gone! I love my house and we plan to live there in a few years. I love Fethiye and miss it every day I'm in the UK. Life is short so go for it just get as much advise and guidance as poss.

Anne I think it is very unfair to make comments like that, we purchased through Cenk and Olga at Interturk Estates as did a lot of people on this site, they are very proffesional, helpful, honest and reliable and I would strongly recommend them too anyone buying property, but I would not tell people not to buy from anyone else, because I know Keith and Yetkin and many more Estate Agents also come highly recommended with good reputations.

We bought our house in Uzumlu through European Estates in Fethiye. Very professional and helpful throughout the buying process. We even got a Golden Retriever puppy for free!! Bala, the owner of European Estates was offered a puppy for her dog's services, but she already has two Golden Retrievers, so offered the puppy to us. BUT, because we were not moving out here until end  May she took the puppy home and treated him like her own until we got here. She had Jasper for 6 weeks in the end and got him all his jabs etc. Talk about services rendered above and beyond the call of duty. Needless to say we are now firm friends as well.

Hi!
We also bought from Nicholas in 2002 and boy are we glad we did. Only Denise at what is now Homes Unlimited, was the other main builder/Agent she was fantastic in our dealings with her and she is still goin strong today. We bought from Nicholas for the reason they had a small development in the position that suited us.

Why are we pleased with Nicholas? Having been in at the start with Nic we saw the early  struggles and have watched them expand to the group they are now, some, mostly non Nic owners only want to knock. They are and always have been a family concern, thoughts and leadership have come from the top. Most people who have bought will know Nurettin as a friend and is still very approachable.

We have had very few snags and have found the maintenance, when approached in the correct manner to be 1st class. Pool maitenance is superb set up in May cleaned every day, Never a day missed, unless due to weather. They now maintain 800 properties, peak time can be a pain to have jobs done but we usually have jobs done though the winter anyway.

The main thing in our view is that they are still here looking after new and old customers. Good to see in these difficult times they have the business sense to adjust to the conditions.  Where are all the so called  big boy professionals how do they manage the maintenance? Its good to read about the companies that are serving well today in our area. When we bought we were told to speak to as many people as possibe in our reserch, in our view nothing has changed,Speak to!!

We brought off plan in August last year from Ancyra Construction,  We have never done anything like this before and did have some nerves, I think a good estate agent is vital and Mandy, Glen and Ramazan at Vartur in Fethiye have been wonderful. Mandy speaks fluent Turkish and  Ramazan has been fantastic helping us at the bank, notary, solicitor even down to buying our furniure bedding and curtains. Evereything was delivered within days and assembled on site. We were taken out by the builders and presented with our Tapu and a bottle of wine once the apartment was completed. They have bent over backwards and have kept us updated with pogress reports and photos. We have found the whole experience exciting and cant wait to come back in August. Our Turkish is not  good but we find the Turks to be friendly and very helpful and our sing language has been very useful at times! We are very happy that we brought in Turkey and a little research goes a long way we have found. Good luck to all prospective buyers.

I bought off Nurettin at Nicholas Homes.Good deal, good service,
good aftercare. They were very flexible too.I would reccomend them.
If you're thinking of buying ask around, look around, and do your homework.Making a will needs a lot of thought due to Turkish
Inheritance laws. Also who's name/names to put on the Tapu.
Just do your research. Finally, enjoy your place in the sun.!!!

Just to keep the topic fresh. We bought from European estates in  2007. We bought a nearly finished apartment built by TAHA. We met the owner/builder jengis after we agreed to purchase at the European offices in F. Bala ran round with us and sorted out all paperwork and bank accounts. We gave her access to our turkish account to pay Taha in three instalments. A bit scary giving access to an account of someone we had just met, especially when we were transferring the whole price of our apartment. She was brilliant, Katie was as well. They are friendly, proffesional and although we had only just met we felt like we had known them years. Our TAPU came through very quickly too. I would use them again if we want to upgrade to something better. Bala also took us shopping for furniture. We booked her for one day and did get it all done in a day. She charged £50 for her services. I think that is excellent considering she done all the driving and paid for all the parking and we were out from 10am till 7pm.shattered but well worth it. We actually have ou apartment quite near her home but have not seen her out and about yet. Probably still in bed when shes walking the dogs !!

It's not difficult at all, certainly compared to the UK system. Not difficult that is if you avoid buying from the sweet talking barman, rogue agent or builder on the brink of bankruptcy  ;) The vast majority of purchases are very pain free if you don't try to cut corners and you do your homework.

I'm biased but I do think it's a good idea - sales have slowed up and it's a great time to negotiate deals  :)

I too think it is a good idea, there are plenty of good agents here, good solicitors too.
The service levels we supply are a more intense than those we supplied in the UK with most agents here, being helpful even after completion.  I remember in the UK, that once a sale had completed, that was that.  If either party had problems with the property they had moved into, they had to go directly to the builder or their solicitor end of subject.

We bought an apartment in Calis in 2008, during our first visit and having done lots of research in the UK. We bought through Kings In Turkey and Anna and Cumhur couldn't have been more helpful throughout the whole process (and since!). I know people typically expect a different/better service from estate agents in Turkey than they do in the UK but there are no estate agents in the UK that we stll expect to be in regular touch with, a few years after the sale. Whilst we had a few minor cconcerns en-route, these were deat with quickly and effectively and we contnue to be very happy with our choice of location, apartment and agent.

The whole thing was as smoth as clockwork, Lycia are a really professional outfit, I cannot praise Katie, Arcan and Sultan enough. We had the Tapu's by the time we completed, all all in took 3 months.

Never regretted buying our apartment, we love getting out as often as we can. 8)

Came across this thread while doing a search for something else, it's a bit of a blast from the past  :)

Where are all these members now (apart from the obvious ones still posting) - they can't all have sold up and gone home, or have they?  Or do they just not "do" forums anymore...?

Loved reading this thread. I didn't join CBF  til 2009 so it was great reading posts prior to then.

Yes, I was going to buy PKHughes apartment, until I saw a hotel was due to be  built at the back. Wouldn't have had any views at all. There was also the ridiculous £1000 a year maintenance fees..so no regrets there. That was in 2013/2014.

What hotel was it Bernie?

Dunno it had a big sign up at back in land with proposed building. They already had a house built so close you could shake hands with neighbour to left.

I remember Cenk telling a buyer that the land adjacent to a property he was going to buy (with a different agent) was tourism land, and if he bought there he might end up with a hotel right next to him.

The customer thought it was Cenk trying to stop him from buying from a rival agent but Cenk knows his city plan - the customer now lives in the shadow of the Nevada Su hotel...

No, it was a few years ago when we first decided to buy out there. I fell in love with one in the website, was a good price too. By the time we contacted cenk it was snapped up. I was gutted. He took us to see a few, but never had the sam e pull for me. I have moved back twice now. I realise I'm a holiday maker.

I remember that event very well. The view from the villa was the most important thing that made them to buy it. Now they have good view of a 3 storey hotel and ıts roof.

We bought many moons ago now and love our wee place as much as we did when we first set eyes on it.
Over the years we have contemplated selling but every time we visit, sit on our terrace, meet up with friends and just basically chill we both agree we can't do it yet.  I guess the day will come eventually but how far away that is is anyone's guess

Likewise Keith, when we bought ours in 2004 the land behind us we were assured,( by the council after looking at the plans) that this would not be built on as it was park land .OH YEH !!!!

Yep there were dozens of those 'parks' Dave - did you go and see the council plans or did your agent tell you that?

Yes Keith went to council/planning office and looked over the council guys shoulder whilst he viewed the plans, however he did have large shoulders!!
Still no regrets on buying.

Reading back to my original post I now realise how fortunate I was with my purchase. A lot of people lost out big time

to Nicholas Homes. Research before buying is critical but luck plays a part too.

We bought in 2006 from Claire who had Sunmed Properties, all went smoothly, sadly we sold two years ago due to the fact that we would probably only use it between six and eight weeks a year. We had some great times and are going back this year but in a hotel, going to be strange but hey ho. If you are thinking of buying, go for it but through a reputable agent.
