No wonder she hasn't got time to answer the phone :D

The rate for new build Mr Bee depends very much on what you want them to do. To check the deeds and do the applications/deed transfer it won't be much different to purchasing a new (completed) villa. If you want them to do more, you'll be paying more of course.

That was quick!!!!!!!!!!

Quotation:
Our fee for property conveyance service for a property in Uzumlu area is 800 GBP+ 18% V.A.T for finished properties and 1200 GBP+ 18% V.A.T for offplan purchases.

We do the following within the conveyance process.

Legal research for the property,

Preparing and signing of purchase contract,

Power of attorney,

Application for necessary military clearance,

Deposit and other stage payments,

Phsical check of the property before the title deed transfer,

Title deed registration,

Earthquake insurance,

Decleration for annual property tax.

If you want us only to do a legal research our fee will be 300 GBP+ V.A.T. for Uzumlu.

What you think! Ask for discount. As you all state I require this to be done properly with no come backs so!!!!!!!!

Seems a little steep to me, especially the £1200 one - but it depends on how you feel about it. If you feel confident in them rather than apprehensive at a lower quote then I'd consider going for that for the extra few hundred. A physical check of the property is the only thing offered over and above a 'normal' purchase. Are stage payments linked to physical dates or physical progress? If progress, you'd expect a property check prior to each lump of cash transfer.

'Properly with no comebacks' is a noble aim, but achieving that will have more to do with your choice of builder than your choice of solicitor.

Yes, tell her I told you to ask :D

It depends on the level of overseeing and paperwork that will be involved. Turkey is the home of 'someone can do it cheaper' but with Ozlen it is someone who can do it correctly. I know Ozlen will dot i's and cross t's and advise you of everything that flags up on her desk, and not miss a trick (let me tell you some building tricks some day  ;) ). I don't actually know the answer, you must go with what feels right - Ozlen has been right for me and many CBF members for years and I can't put a price on knowing that in your plans, that's your bit. :D

Re "Good Estate agents" We are in the process of buying a new build in Calis, and dealt through Oceanwide Property Services, Suleyman was our contact. We rented a villa through him whilst on holiday and decided to look into purchasing a property. He was very good, showed us around loads, with no pressure to buy. Whilst on holiday we met another couple who had purchased through him a couple of years ago and they had nothing but the highest praise for him. During our buying process so far (very early days) he has been most helpfull in liasing with builders etc. Would recommend. Has an office in Fethiye.
