Title: The housing market around Fethiye

In light of the atrocities carried out in Ankara and Istanbul, and the negative press that swiftly follows, I just wondered how this is affecting property sales at present? I am aware from various sources that number are down on holiday bookings and rentals, and just wondered if it is all having the same effect on property sales.  :((  I expect it to be an obvious answer really.....lower numbers of tourists = lower property sales....or are people bagging bargains!??

I'd say bargains are indeed being bagged - apparently there is some British/European interest still but more from Arabic nations and the masters of the bargain bagging - the Turks themselves.

If you look on Right Move Overseas you will see what 'Bargains' are to be had. The Villas I yearned for but could'nt afford are now 100k or less. I believe that even those prices are negotiable.

We just sold our apartment at the price we wanted i think there were 3 sold at Capricorn apartments since Christmas so there must be some movement in the market

From my limited view of the general market here - reports from friends etc - I'd say that property is moving, albeit slowly, and the prices are something of a curates egg, some good and some bad.

They are still building which is always a good sign. Every bit of land, even a plot overlooking the wedding circle in Gunlukbaşı is having new builds squeezed on.

It's just a different market with the main buyers being from the middle east and Turkey..

If you are too keen to sell these buyer's / agents will find you out - so try to hold your nerve   :)
A trusted agents wife and friend of this forum told me recently decent villas in Calis were in high demand so you would think that will help the apartments market slightly - we will see........

We sold at New Year , well the money landed New Year's Eve, could've sold 3 times over on the same day and it didn't even go with an agent, just the calis gossip machine! Our buyers were Turkish and our complex was predominantly residential if that made a difference. However were going in June and staying at the Manas park just to get a fix!

I've been watching a property in Uzumlu,it has been on the market for 2/3 years,and far from dropping in price it has actually been increased by 5000 lira, so no bargain to be had there.

Today I learnt that a friend of15yrs has sold his apt in Tuzla he was one of the first ex pats we met prior to us buying in the same area 12yrs ago. Over the last 12 months we have seen a further 8 couples sell in similar areas as ours all to Turkish buyers. Beginning to feel like Billy no mates!! but because of the pull of the place and our friendly hospitable Turkish neighbours, for the time being we will continue to fly the flag!!

One apt on our complex just sold after being on the market for years, to a Turkish man, then the apt next door went to a Turkish family even though it wasn't officially for sale. Two others for sale at a higher price havnt had any interest.

Same story on our complex a duplex has just sold to a Turkish buyer,but due to the exchange rate for less than what it was up for.On the positive side property in  Turkey has not seen a price crash like in Spain,there are some nice apts not on big urbanizations for sale around  £35000 in the Allicante/Mercia area.These were much more expensive a few years ago.

Same on our complex.  Two duplex apartments gone to Turkish buyers although I am not aware of the price.

Prices don't appear to have fallen. A friend told me yesterday shes heard of 3 sales to Brits in the last couple of weeks which really surprised me.
I know a couple of people trying  to sell who've been offered really silly money where people assume they'll be desperate to leave.

Yes, we heard of a family with a three bedroom house and they are so desperate to leave, they have reduced the price to £56,000. 
I think most of the property around our area is being bought by Turks.

Sorry, I cannot remember. However, if you know Paul Cherry, ask him.  He was the one telling us about this. However, this was last month, if may be gone now.
There is one on Ali Tekin's website at the moment a three bedroom villa for £70,000. If this may interest you son.  It is also fully furnished.

I recall it Jacqui - it was in Kemer I think. Nice property, even more so at the price. Trouble is Kemer is like Uzumlu, too many properties on the market and the people buying in numbers these days (the Turks) in general don't seem to want village properties. Someone once explained it to me as they came from the villages to make their money, and now they have they aren't likely to invest it back there. Not sure how correct that it though...

I do know very successful Turks who bought & live in the villages but they are very few.

The trick when desperate to sell is to not give away any sign of your situation. Tough job that I think  :o
