Title: Several Questions if I may..

If you were going to buy in Calis or surrounding, would you opt for property with or without a pool? Roughly how much is it to maintain a pool, if its a shared pool, does it get like an English Service Charge, even if its not on a complex.

What criteria do you need to meet to buy a place in Turkey? Do you need to meet any criteria for a long term rental?

Average monthly costs of bills, water, electric, ctax etc? cost of living for 2 adults.

Medical insurance???

We are seriously gathering all the information now to see if we can make the move.

Appreciate any advice that you can offer.

Hi Bernie

It is best to use the search in the menu bar (with your profile - my messages etc, than the box on the top right, which is a bit of a quick search facility.

The more words you search, the more specific the results, and the fewer the results.

It would be interesting if some members could give some prices for cost of living things too as things have changed a lot in recent times and search results will be less relevant. Sadly I've been back a few years so my costs will be fairly unhelpful :(

Winter/summer average household service bills - all that type of info will give at least a guide for them to base calculations on.

well pool or no pool - we did not want one, our first place was pool-less, our present one has (not shared - but if you ask nicely I will) glad we have it is the simple answer, costs for running are hard to define, chemicals are in the region of 200 TL a year, electric for the pool pump and garden well are (at a guess) 10-20 Tl a month, we keep the pool open all year as i feel that winterising it properly would be more costly than keeping it fresh.
Electric bills highest winter bill December) was 165 Tl for a month, lowest winter bill (February) was 48 Tl, summer ones average out at about 80 Tl a month, we were lucky this year as its been pretty mild compared to last year, for example we have only used the water immersion heater a couple of times due to lack of sun.
Fuel for heating - wood burner - cost around 300 TL for the winter period.
Water bills - usually only around 15-20 Tl a month.
Gas bottle (for the cooker hob) - approx 70 Tl a time - lasts us 3 to 6 months.

we share a pool on a complex and we pay 50ytl per month which includes garden maintenance hope this helps  :)

Thats hard - take rental alone that can be anywhere from a couple of hundred lira to skies the limit.
We have a car, no rental costs, both smoke, have 2 cats and a dog, eat out occasionally and spend roughly 400 Tl cash a week (water & Leccy are by DB so need to be added) with of course the yearly additions of insurances, taxes etc etc, so unless you get someone with near identical lifestyle then any estimates may be wildly wrong - but its a good way to start the planning.
  There is also the fact I am a tight Scotsman so every Kuruş is a prisoner.

Just saw Scunners reply - oh yes, they come under my Etc etc section.

I have just got my head around the duplex villa thing, and now have to work out about complexs! We are still undecided with renting/buying.

I would also say that Rimm's decision not to buy a car (and they aren't cheap like the UK!) but to hire one for the few times a year you need to have a car is excellent advice. If you are retired, you shouldn't need the expense perhaps.

When we bought the house here (11years ago) we were very tempted to  'Stretch' ourselves on the basis that rental income would help with the repayment of the loan we took on to buy the property, at that time it looked a perfectly sensible thing to do, most holidaymakers here used hotels, flights were cheap and the option to take your holiday in a house with use of a lovely big pool set in a private communal garden was quite attractive. Through either good luck or good management we resisted the temptation and bought well within our means at that time, that decision turned out to be immense. As the years past, building boomed and literally thousands of properties for holiday rental became available, in recent years we would not have been able to let our house out enough to make any profit and if depending on that income, we would have found ourselves in trouble.

So to my one piece of advice, please, if you are planning to retire here, try and make your plan where you don't rely on bank interest but view it as a bonus, I know that is easy to say and it's not easy to do and may delay your move for some years, but it could be the one decision that can make or break your retirement.

The line Scunner used about budgeting for the unexpected is spot on, before we came here last year we spent £16,000 on refurbishing the house, yet in the last year we have faced the following unexpected issues :

Leaks in Kitchen, Bedroom and Bathroom, pipes in our house are buried into the walls, so on each occasion it has meant digging up walls and floors to locate the leak.

Leaks to the balcony roof we use as a conservatory, new roof installed.

Solar water tank burst, new tank installed.

Immersion water heater failed and replaced.

Wooden floors damaged by the builder (he disputes) replaced with laminate.

An A4 page of snagging jobs, again disputed but sorted out and paid for by us.

The days of getting a tradesman into your home and jobs done for 'buttons' are long gone here, the above cost us a lot of money and never figured in any budget plans we prepared.

On the other hand.

Winter electricity per month is between 300 to 350. Mainly because of the emersion heater on for a couple of hours per day. Water at around 200 per year. 130 for house tax this month, Insurance around 130 tl.
Electricity in summer can be as little as 100 tl (we have two freezers and 2 fridges. But goes up if you use AC.
(We onlly use AC in July / August in the evening for two hours)
On the other side we go to the Friday veg market at around 5 in the evening and get a weeks veg and some fruit for less than 20 TL. One kilo of beef roast from Migross, 27 TL.( we get half minced and devide the rest up into 4 steaks.)
If you like bacon then around 47 tl for a big packet, this devides into ten packs of 4 rashers each.
Beer in cans around 4.75, or cheaper in cases (bottles) and we get a drinkable white wine (when very cold) at 15.5 tl for 1.5 ltr. (KUP)

About once per week we go down to the front (Fethiye) have a couple of beers/wines and a pide. Always less than 100tl.
 
Don't need a car but as Keith say's, I would just rent per day.

This winter we spent 1000 tl on logs for our sobre. (It was on 24/7 for nearly 3 months as Jackie wasn't feeling good)

My oppinion is come over rent a property,look around the area,see if you like
being in the countryside, then you will probably need a car,then decide if you want yo buy
but if your in Calis or Fethiye,the local buses are cheap,and run regular,
i would definately decide on a pool,as there is nothing like a dip on a hot summers day,
it depends on your lifestyle,how you manage your budget,but you can live well,
and the weathers and the freindly people is free.

Thanks everyone, food fo thought this morning. I think it will be a carless more central area. Household maintenance isnt something I thought of, and realise now how that can impact on finances, so back to the rent or buy question. Slik would sooner buy, i,m not so sure.  Its good to get an idea what a monthly household budget will be. Really apreciate the help.

We have our own pool and costs for a year to clean maıntaın and all chemıcals ıs 1300tl. We do the garden ourselves but neıghbours pay 400 pound a year maıntenance. Electrıc and gas and water are about what Jım says. Medıcal ınsurance approx 270tl for a couple. Cost of lıvıng, well we eat out approx 3 tımes a week and at home the rest and I reckon we spend approx 600 pound a month on food sometımes more. Earthquake  and buıldıngs and contents ınsurance approx 350tl - 450tl a year depends on sıze of property. Councıl tax approx 250tl - 400tl a year depends where you lıve and sıze of property.

Dont forget ıf you decıde to buy.Problems can arıse wıth ınherıtance laws ıf you have been marrıed more than once and also ıf you are not marrıed. Read the threads on here about ıt. Also I presumed your were marrıed, ıf not the charges for medıcal ınsurance wıll double as turkey does not recognıse partners only marrıed couples for thıs therefore you have to have sıngle person ınsurance.
Do we stıll thınk ıts worth ıt lıvıng here, you bet we do, we love ıt warts and all.

I remember reading a really interesting post last year, I think written by Anne, about the hidden costs of living somewhere so desirable.  When you live in a place as lovely as Calis/Fethiye (Ciftlik!!) you’ll have a regular stream of family and friends visiting.  You know how much more you spend in general when you’re on holiday?  It’ll be like that then too.  You’ll do more journeys, you’ll eat out more and the general household bill for food, loo paper etc will be higher.  Guests may or may not think of offering to contribute to that.  I’m not saying don’t do it!!  Far from it, just think how much fun you’ll have.  Just make sure it’s in the budget.

Can I just add how much I’ve really enjoyed this topic?  Everyone’s been kind, thoughtful and considerate and the information has been invaluable for slikmrs.  There’s been no sarcastic comments from world weary people who have answered this question many times before and there was an acknowledgement from Scunner that the figures will have changed since last time.  It’s at times like this when I feel really proud to be a member of this forum, albeit a new and inexperienced one.  Thank you everyone.

Scarey reading about inheritance laws, do they only apply to property? If we rented and slik decided to pass, would that still apply to all other assetts, money etc.

I totally agree Suzpuss, never been disappointed with the helpfulness of the lovely people of this forum. Unfortunately, they have created a monster, from my first posts about booking a package holiday a couple of years ago to now moving there..time goes so quickly and I appreciate all of the advice and the good hearted banter that goes with it. Aside from taking the mickey and having a laugh, the purpose of CBF is to pool experiences and share advice to ensure as few of us as possible fall into the many traps and difficulties that are out there in the real world. I think we all do it well and we'll always be here to write yet again that you should avoid the change money man, or to watch the prices at Gemiler Beach...and advise on buying a property or moving out to retire - quite possibly the two biggest adventures  :)

Once we get all your questions answered we'll take the p*** out of you something rotten, that's how it works :D

Actually I found the advice on here to be not just helpful but essential.  When I hear how many people fall into traps buying abroad, and having been the victim of, at best, a builder's incompetence in Portugal a few years back, I shudder to think of the trouble I could have got into when buying my villa without this forum.  Thanks everyone.  Particularly you Scunner.

Ill just add one small piece of info given to us prior to our buying an apartment.
If you decide on the ground floor, Look out for rising damp and be security aware.
If you decide on a top floor/duplex.thats were the water comes through.
Middle floor more expensive than ground but cheaper than top.

Another cost I forgot about - and apologies if I missed anyone mentioning it, is telephone/internet costs - budget for about 25 Tl for ADSL only to up to 100 Tl a month for some of the more expensive tarrifs that cover both.

Last winter my "long" stay in Calis cost me appx £1,000 per month taking everything into consideration inc. flights to/fro.

I rented a 2 bed mid floor apartment, had the heating on when necessary, shopped at the market for fruit/veg & local supermarkets (Bim, Genpa, Tansas, Kipa etc.) for the rest, ate eat out slightly more than average (even if it was only a pide for lunch), hired a car for 2 weeks to do some sightseeing & thoroughly enjoyed my stay.

1 extra I don't see mentioned is the cost of your residency, not sure of the current cost.

PS: Have you budgeted for healthcare? SGK or similar?

PPS: Flights home twice a year to see family or attend weddings/funerals etc???

You can also make great savings by convincing your friends to come to the funerals, reducing the number of visits to the UK by half.

Havent done the residency thing either, didnt know if I needed to if I was renting, obviously its now on the list thanks. As for returning to the uk, I think I am all funeraled out.

Is there a map on here like there used to be on the old site,( I think) showing all the areas around Calis. koca calis,ovacik, fethiye please. I tried to zoom into the old one to see where places are but that didnt work. Thanks

That's about as good as you'll get I think as scale can be the problem. Also some places don't exist (technically - I'm not sure there is officially such a place as Koca Calis for example) - and some areas are difficult to define (Calis being the big example). Also, some places are two places - Akarca is Akarca but it is also Fethiye (part of), as is Calis - although as previously explained most of Calis might well be part of Fethiye but it isn't part of Calis in reality at all. And The Bird Sanctuary area isn't a real area either, we made it up   ;)

Quite old though as the house next to us has been completed 2 years ago and was 18 months in build. But this shows the previouse house that was knocked down
