Title: KOCA-CALIS INFO PLEASE

Hi I am after any info on Koca Calis that anyone may be able to let us have please we are wondering how long it would take to walk from Koca to the water taxi in Calis as we have stayed near there a few times by the water park

Does the Dolmus go into Koca if so how  often

Are there restaurants/supermarkets there?

Is Koca a place to buy a villa with 3 small children or is the location too far away from Calis

what is the crime rate like in Koca do the villas get burgled a lot as we will have our villa empty a fair amount when back home in England

hope that there is someone out there who can help as i am really interested ib buying a villa here  and although i now Calis fairly well not to sure where Koca Calis  is in relation to Calis it self

Being sort of excited yet a little scared about buying a villa in an area i know  nothing about I am hoping  there is some one out there who can please give me some good honest advise

Welcome to Calis Beach Forum :D

Koca Calis is along the beach from Calis (opposite direction to Fethiye). It covers quite a large area, it can be 45 minutes walk from the far end (not that I've walked it, but crazy people have).

There are a few bars on the beach front but no supermarket as such.

Why do you want to buy there?

being a part time resident of Koca Calis,we find it suits us fine its a lot quieter than Calis which is why we bought here.The nearest supermarket is in Ciftlik which is a 20 minute walk or a 5 minute cycle its typically Turkish and of course the prices are a bit cheaper than calis. I dont know of any burglaries that have taken place there.

Koca Calis is a really nice place to live ask anyone that lives there, we have been there nearly 5 years now

We own next door to Ron. Like him we like the area - mainly because it's very peaceful. We tend to walk into Calis in the evening and it takes around 45 mins, as Scunner says. A nice walk before your meal - espcially if there is a breeze.

There are a couple of decent shops on the main road down to the beach - they sell the essentials - bread, cheeese, tomatoes, efes, eggs, efes, water, raki etc etc and there are a few bars/ restaurants on the beach itself.

I've not heard of any break ins on our site.

One thing to be careful of is where you buy. Some areas do flood if the weather is really bad. It's worth doing your homework before you buy (email me if you want more info).

thanks all for the replys i am very intested in buying a villa i like the look of the residence that are being built but as they say pictures speak a thousand words not a thousand pounds so im just trying to get all the info i can before parting with a deposit
does the dolmus stop in Koca?

Danky, slow down, before you do anything silly spend some time down there and check the place out,take time to look at the surrounding areas, there are many new villas going up in and around Calis all with pro's and con's.

Danky, before we brought in calis we rented a villa in Koca calis for 2 weeks in august.
Found it was too far to walk to the prom every night to eat so we rented bikes.
But after a few days had enough of that and rented a car.
Rent a villa first.

i am assured that these are being built by the mayor and there is two of them that are sold all ready i cant get out until easter so will hold fire until then i have stayed in Calis lots of times and seen the changes over the last few years so you are probabley right less hast more speed

is Koca now being built up like calis with villa/appartments poping up every where ?

Suzi i was out there for two weeks in july came home for two weeks and went back for two weeks in August spent a lot of time looking at villas and appartments but never really found one that pushed all the right buttons if you know what i mean never went to Koca but the Wife likes the look of the residence

Danky No the domus din't go along the stony beach area, just to the dolmus station where it turns around. We used to have to ride along the sandy beach road into koca. There is a new road openned up now but as far as i know the dolmus turn around in the dolmus station.

Location, Location, Location!! There's no point in having a swish looking villa if it's in a place you don't want to be. You will only know if you go and check it out yourself, it's the age old thing, 'one man's meat is another man's poison'!

I would certainly go and have a look first. It's location is not for everyone but the new road into Calis has helped to make it easier to get to by taxi. Hopefully there will be a dolmus running that way soon.

We love it there and the distance from Calis isn't a problem for us (we like a walk). It's a great place to chill and enjoy a relaxing holiday away from the noise in Calis. Please please don't buy anywhere without seeing it for yourself first though.

 :)Dont know how true it is but we heard the Dolmus is going as far as The Surf Club, we spoke to the guy there and he's hoping to refurbish the place in keeping with the new builds,and said the dolmus is extending the route. ;)

I think you can catch a dolmus on the new road, depends where you villa is, also there is a taxi rank/place where they hang out near the little shop(sorry don't know the name but the lady who runs really nice) the area of Koca calis great for us, quiet but with easy access to night life, although I preffer the quieter bars at this end of beach.good luck with what ever you do.

danky.the developer is english,the builder is indeed deputy mayor,and has a really good reputation,for good builds.
the developer has his own home some 200 yards from the residence,and he does rent it out when he is not there,if you e mail me i will give you his detals,maybe you could do a deal with him and stay at his rented house to check whats its like around here.

I have an apartment in chiflec (pardon the spelling) near to the taxi Rank, so where is Koca calis? it is a fair walk to the calis main beach from mine,quite do able, I never put weight on last time I was over.
Taxis at night return £10.

It is going to get built up with villas and there is nice beach resturants nearby and a hotel that does nice meals, I forget what it is called.
I have met up with some nice English and turkish people round there, it depends what you want.

Koca Clais is part of the Ciflik area. If you mean the taxi rank near the little shop on the corner (where the canal starts)then you are in Koca Calis.

If you are paying £10 return for taxis that's about right - we were paying 10ytl one way last summer.

is a long long long walk to calis fron koca we did it once last yr n it took bout 30mins  after that dad hire a car so no more walking was lot better. the beach at koca is sandy which is cool.better than calis pebbles which cut ur feet n make u go ouch ouch every step xxx

When we got married in Olu Deniz and we came to Calis Beach for 3 nights. We heard about the lovely sandy beach at koca-Calis so decided we would go there.Worst thing we ever did.It took 30 mins to get there by foot and the beach was far from sandy.More like grit I would say and there was'nt really anything there. A so called bar/resturant which was no better than a road side cafe back home.I would not ever go there again and waste a whole day.

We all have our own opinion of different areas. Not sure when you went but it has changed quite a bit up that way now. Many more restaurants now and the Birlik and others have soft sand and free beds.

I am over in Aug/Sept looking to buy. I have already been offered 3/2 bed villas at Koca all below 35k.All needing no modernising.Having had reports on the area etc its very unlikely I will buy any of these.
I might though wait until 2009 and buy them at 25k. as I bet they are still on the market.I have heard it gets very wet in certain places in Koca.   Wet as in total flooding. :)   jono

I heard that people used to believe the earth was flat,you pay your money and you take your chance, by leaving it a year and in hope thinking the price will fail by 30% is beyond believe, and if you think that the whole of koca calis becomes a flood zone you are mistaken the 35k price you have been quote seems very good value to me.and waiting a year won't make it less likely to flood or will it.

Actually a year might make a difference. You see the council in Ciftlk have been under pressure from the locals (not just Brits) to sort this problem out. The last flood was a bad one and many houses were affected.

It seems one of the main problems was the fact that a many of the drainage ditches were blocked with builders rubbish and that has now been sorted. On top of that I understand the canal has now been dredged so that it carries more water when needed.

My guess is that whilst it will never be totally sorted it will get better as time goes on - so the price of property will probably rise in that area not fall. .

But like any property market - you buy and take a chance.

Looks like young Davey has made his mind up about Calis and........he doesn't like it.....so S**t stirring here we come!

Koca Calis in my opinion is nice and well worth an investment. Whether £35K is worth it or not who knows. I suppose the property needs to be looked at. The coastline of Calis is gradually creeping up there and that can only bring more amenities, people and inevitably property price increases. It was partly why I bought my property in Koca Calis 4 years ago....and it's doing very nicely thank you.  8)

I would like koca calis to stay as it is, although that won't happen and if if get close to the hisaranu noise and night life I will move. not a little englander or not in mt back yard thing just I like a quiet life around the place when I am on holiday.

You stayed one night in the Calis Beach thread and 3 nights in this thread. Which is it and more to the point when was it?

If it was recently then I can't understand your post on Koca Calis as it is much better then your 'wasted day' would suggest. Three or four years ago then maybe I would agree with some of your points. It's not for everyone and I agree you are entitled to your opinion but it would be interesting to know when this was.

We got married in Olu Deniz in 2004. We stayed 3 days and nights in Calis Beach the rest in Olu Deniz.We spent one of those days at Koca Calis for a day out.It is that one day I am talking about.Since 2004 we have visited Calis Beach a further two times.The last time was in Sept 2006 in Sept.We remember it well as it rained heavily for most of the day.

That was the year we rented a villa at Koca.We never did the long walk into Calis though as we hired a car that year.The dolmus buses never went all the way into Koca and there were plans back then to have them do just that.Did that plan ever get to happen does anyone know?.

Not yet but one does run past the little shop - going to Fethiye. Getting back is the problem. I understand the nearest they go is the Surf Cafe but that's not far to walk.

The little shop on the corner (near the canal) is also a taxi rank now and that makes life a lot easier. No need to phone for one any more  :)

More restaurants on the beach now and a couple more bars.

if/when the rains come should I start gathering animals two by two, in the hope that noah will give me a ride as to be so helpfull. with more of the swamp being built on and little or no regard to storm drainage. the up side of course is less mozzies, or could it be more people to attack less mozzies on me I wonder.

Out of curiosity. How does it work insurance wise if you own a propoerty in Koca and you are a high risk flooding wise. Is it like in the uk where you become uninsurable?

Jackpot,

Time will tell on that one. We had a claim this winter and the excess was greater than what our management company claimed for. We are currently arranging to meet the insurer's loss adjuster to debate what our claim should actually have been.

Hopefully things will be sorted soon but as a rule of thumb you can expect 2% of the sum assured as the excess on any flood damage.

In our case the buildings sum assured was 80,000ytl and the excess was 1600ytl.

Then just buy one of those inflatable dolfin thingies and some flippers. I'm sure you would sail away fine on one:D

hi, just for info, I am at ciflick end, I have a two bed apartment and it is quite raised up from the other large complex around, when it flooded in Winter, thankfully it did not come to the hieght but the roads were severely damaged and it looked like awar zone.
They started relaying whilst I was there and my son who stayed there last week, said the road passsing my apartment was being sorted.
Cannot wait to go back and see how it looks, I have walked to Callis many times but did get heat stroke once, so would love the dolmus to come down to my end.

Are you in the apartments at the back of Saglik? That;'s the complex with all the semis and with the big pool. Sounds like you might live behind us.

Well i guess this question is aimed towards all  of you whom are lucky enough to live there or those of you whom are lucky enough to have had your holidays so far this year in Koca Calis,

Would  you please be kind enough to tell me  if the Dolmus this year has changed its route to come to koca Calis from Calis or even  to the surf cafe or is it still as it was last year.

They will pick you up to take you to Fethiye but coming back they will only go to the Surf Cafe. I'm sure it will change before long as Koca is growing quite quickly.

Before it was a request to go to the Surf Cafe and a positive gesture by the driver usually.
Now it is an official stop from Fethiye direction and can be seen as such on their route sheet pinned up inside the front of the Dolmus.

If you walk to the little shop on the corner (the one that is open) you can get a Dolmus to Fethiye. They go at 9am,10am,11am - 1pm,3pm and 5pm. It's 2.25ytl pp to Fethiye. Saves the trek to the Dalaman road.

ps - Anne didn't mention it did she Crabbit? ;)
