From an agreed and signed lease what legal action has to be taken on a Turkish tenant who who will not pay his now overdue rent.

It's not too different to taking someone to court in the UK, but as Tinx says your first step is to take your copy of the signed lease to a solicitor.

I think the noter will have some pre-printed notices and that the process is a darned sight faster than in the UK.   If you do not speak a lot of Turkish, go to a solicitor and they should be able to deal with it for you.
