I'm under the impression that a copy of the habitation certificate is needed along with a copy of the tapu if you are to sell your property.
Does it matter if the previous owners names are on the habitation cert or does this need to be changed?

I always insisted on seeing the tapu before taking on a property and assuming the tapu shows kat mulkiyeti ticked, there is no need to see the habitation certificate. In other words, the tapu proves it's existence. Therefore the name on the habitation certificate is not of any relevance when selling.

Luckily we have got the Tapu with the kat m. ticked.
Now just need to get hands on hab cert which is proving a pain.

On our Tapu the Kat.m as a cross at the side of the box is this ok ??? :-\

Yes it shows typical typing inaccuracy at the tapu office - most fail to hit the bullseye ;)
It should also be mentioned that sometimes the box isn't crossed at all but the wording on the tapu confirms 'living permission'. Always worth checking with a lawyer or your agent before getting worried about a missing cross.
