Do any of you who own properties on a sitesi get given coppies of the yearly accounts at your AGM meeting.If you do are they proper audited accounts with a breakdown of all exspenditure and incomings.For the last 5 years we have never been given or seen the accounts for our sitesi.At our last 3 years AGM meetings we have asked for coppies of the accounts but it was only last year we were finally given a piece of paper which had the total exspenditure and total incomings.No breakdown.We pay extra money for pool new paths ect but we have no idea how much these things cost and if all the owners contribute.Just wondered if anyone else had this problem.

I think you will find that it is a legal requirement for a site to have annual audited accounts and have them notorised.We get detailed accounts with the notice of the AGM,one item in which is approval of the accounts and others are performance of the Management ,appointment for the following year and level of fees payable to the Management.

We have never received accounts from ours, despite me asking last year. We get a list of what the money has been spent on, but no details

I do the accounts for Seaside, though I admit they are not audited or notorised but I would be happy for someone to do this.
We have set up a google Group & all owners are invited to join and most have. I post the spreedsheets on there for everyone to look at.
We have
1)2010 Maintenance fees payment schedule - who owes what and when their next payment is due.
2)2010 budget forcast
3)List of who has paid into and how much a)the TUK GBP a/c, b)the TURK TRL a/c & c) the UK GBP a/c
4)2009 Cash Statement
5)2009 Maintenance fees payment schedule
6)Our management company's statement of extra spend.

Reciepts are scanned in when I get them.
People still moan but as far as I can see we are as transparent as we can possibly be.
No major spend is done without a full vote unless an emergency - like we had to replace the swimming pool reciever tank.
We vote on major improvements for the following year at the AGM.

We have a healthly contingency budget & in 2009 we had 1 bad debt out of 49 properties.
We pay into various accounts that are run by owners on the committee or are sworn in auditors for the site.
All accounts need more then 1 signiture and the "administrators" of the acounts are different sets of people.

Our place is on a sitesi and we get them posted out to our UK address twice yearly and even though my Turkish is woeful I can make them out and they are very transparent in terms of Lorraines breakdown above. We do have a site manager who is very thorough though. Oh and also I should say its not a purpose built holiday sitesi its a residential complex- maybe thats why!

Thanks for your replies.Cavan ours is a residential sitesi aswell(we live here permently)so dont think that makes any difference.I do think we should have a breakdown of what the money is spent on also who has paid and who hasn,t.Imaddy your detail of your accounts sounds good to me,i would be more than happy if ours was like that.

Who elected your management as it sounds as though they may not have legal authority ? These matters are covered by Law 634 as amended by Law 5711 and I would suggest that you try to obtain a translated copy(s). An E mail to the Consulate General in London may assist
