unusual situation for bill paying

We have been with the management company for two years we have all got our indivual leci meters for our apartments in our own names, but the communal leci has been cut off and can not be restored until one of us owners with  a Tapu agree to have the communal bill in that name, the management company say it can not be in their name as they dont own the complex! I am really confused and not sure why it has happened this year and not before. no one is prepared to do it so looks like we will have no pool and no perimeter lighting unless we can find a way round it.[?]:(

Our management company doesn't own the complex and there is no problem.  It's collected via our fees twice yearly.
Do you all us the same company?

Surely all complexes are owned by the property owners for whom the Management companies work.

one thing i never understand is why communal owners dont each  agree on a form of solar lighting and each bring some out or get them from the lighting centre. Maybe solar pumps are possible?

Of course:D but the reasons for Karrenina's PMC not taking responsibilty for the complex electric is that they don't own the complex.  I was merely pointing out that ours doesn't either and there is no problem with either them nor do Tedas

Anne . Yes I appreciated what you said with your helpful reply but with the number of people who who make complaints about their Management Companies I get the feeling that many do not appreciate the ownership point and that the management company work for them within a remit set by the owners at their AGM.In this instance like you I am puzzled by the companies inability to manage electric payments.Has anyone checked with the Electric Company to see what their view is ?

Not all complexes have an AGM or committee though so I'm assuming that perhaps if they're not all using the same management company within their complex this is where the problems are arising.

Wonder why as I thought it was law for all for all complexes except the very smallest ( less than 12?)to have the right to set up a  management committee for common parts and thus stop being imposed upon by Management Companies.

The ongoing workings of a complex and it's management is something for a solicitor to advise on I would say - but obviously the problem again is that no-one wants to do that and be left with the bill for the advice when nobody else thinks they should pay their share. I can only suggest you find out how other management companies deal with communal electricity bills and if their answer is easily, consider moving to one of them. You can't have a working complex (especially in season) without communal electricity and if that happens it will be a disaster for all owners there, so they need to take responsibility now.
