Can some tell me the difference with Koca Calis and Calis beach? I heard Koca Calis is a little quieter
but too quiet? and is it walking distance to Calis? :-\
-
Koca calis is quieter than calis and the walking distance from there to calis is about half an hour ish depending on how fast you walk
-
Thanks as always on the agents site it says 15min walk to Calis but at least walking distance :D
-
I'd say even 30 minutes is optimistic unless you are one hell of a walker :)
-
Well I did say half an hour ish lol
-
I would call Koca Calis "rustic". Very quiet.... Dont expect golden sands.. You will need sand shoes as its a bit pebbly to get in and out of the sea...
-
Thanks everyone that has answered my question :)
-
My daughter rented a beautiful villa in Koca Calis but with 3 very small children found the walk to Calis just a bit too long there and back. They had a lovely holiday but were disappointed with the description of the logistics of the location.
-
We have a house in Koca Calis. The walk to Calis Beach promenade takes about 45 mins at a steady pace. We tend to either bike there and back or walk in and get a taxi home if it's late. Taxis are about 20ytl one way.
Rustic is a fair description but I prefer 'rural' as we have our little village (Ciftlik) which has it's own charm and is much more like the Turkey we remember from years ago.
-
Bearing in mind Koca Calis and Calis are joined at the hip, it depends where you start walking from and where you are going to
-
we love it down that end... Both areas are great in their own different ways...
-
Whereabouts please is Ciftlik in Koca Calis please? We have probably already been there before but just curious as to which part is Ciftlik... ;)
-
I think it is the next village but I will leave this to those more knowledgable than me!
-
It is on the way to Dalaman - you have Çiftlik, Kargı and then Yaniklar.
-
It's in the other side of the dual carriageway that runs from Fethiye to Dalaman. Margie is correct.
-
I read on here that Koca Calis is prone to flooding and thats is why the properties are cheaper than in Calis.
-
I'm not sure who wrote that. There is much more building land available in Koca Calis, which makes the land cheaper and therefore overall building cost. That is why it is cheaper.
-
While the availability of building land is certainly the reason why properties are cheaper, that's not to say that there is no flooding there. If you take a drive around the area during the Winter months you will see plenty of evidence of flooding!

not quite right Stoop, although the main part of Ciftlik is on the other side of the carriageway, some of the properties on your side come under Ciftlik
-
Cheaper effes as well, and cheaper food, are we worried about wearing wellingtons in the winter no problem, infact the flooding situation over the years has much improved unlike parts of the uk ie dorset ha ha.
-
Nobody is worried about wearing wellingtons in the winter, unless the rainwater flooding reaches your knees ? and I with the cycle group cycled past there last winter and flooding ( in my opinion ) was extensive

I didn't not say that, or say that Phil :) some areas are impossible to reach down there at times out of season. Also as development increases, the areas affected can shift as new builds can solve the problem, by making it someone else's problem.

I was talking about the village Tinx. The whole of Koca Calis came under Ciftlik until Fethiye took over.

is there a map with all the areas on it anywhere? it gets really confusing trying to work it all out!
-
look it up on google earth.

So what you are saying is that areas in Koca Calis areas that are prone to flooding are not cheaper than anywhere else? Its all to do with the hew building costs? I would'nt expect to pay the same price for a villa that never got flooded than one that did. i think I would change my estate agent if that was the case.
-
No, that is not what I was saying. If that is what I was saying, I would have said it.

Strange that as last winter was the first one in years we have not been flooded. It was pretty dry in KC terms.
Land is generally cheaper as there is much more available and some areas are prone to flooding (but not all).
I saw drains in Ciftlik this summer and the canal has been widened in places so maybe they are getting their act together at last.
-
After reading what Stoop has said I think Koca Calis would be the last place I would buy a property.
-
A John, IP tracing to Kent - ringing any bells stoop? :D
-
If you do your research KC is still not a bad place to buy. Some areas are fine and it's only a couple that flood. There are some lovely villas being built at the moment but to be honest, considering the low cost if the land (I'm taking this as said as I really don't know how it compares to Calis land prices) they are not cheap.
Three round the corner from us are up at £175k or £195k ( I can't remember which) and that is expensive IMO.
-
It certainly does Keith. One of the reasons we stopped renting to strangers ;)
-
Plus it's (evidently) the place to be in the next few years. Watch this space ;)
Drainage needs improvements in parts though.

We had a good look round Koca Calis, while walking to Ciftlik market. Wherever we walk now it's looked on as a potential 'could we live here' fact finding mission. I actually like it's village feel without being too far from anywhere. we did pass the time of day with an english lady with a whole gang of dogs who made me laugh, and on the subject of flooding our pretty, typical English country village was under water for weeks this year, so I don't see the problem
