Another thing, you can also get backboilers installed now (can't understand why all houses don't have them)  They'll heat a radiator AND do your hot water in Winter (heated by your fire)  No hot water in Winter, emersion heaters cok para to run and advised you only have them on for 2 hours a day so need a good memory!!

Another point to consider is that whilst open plan looks great (this was one of the things that we loved about the villa we bought) it is not very practical if you live here all year. After doing 3 winters and still not being warm enough despite changing fires etc.,  we then decided to divide up the downstairs area and put in internal walls. This made an enormous difference and we are nice & cosy in the winters now  :)

Tell me about it, there were a few times last winter when it was on for too long due to someones bad memory.   ;)

Oh and there's also the time when the thermostat went, so the blasted tank was literally acting like a coffee percolator, sending plumes of boiling water and steam skywards.   Impressive, but costly.....[xx(]

No matter which area you decide to live in, lots of unforeseen problems will arise. Might be an idea to rent for a year first. Long term rentals here are reasonably priced and house prices aren't going to go up in the next year so you've little to loose and lots of time to learn. One year later if you don't like the area you won't be stuck with a house which you cannot sell.
