Hi all,

Occasionally there are posts requiring long term rental on the forum.
We are thinking this may be an option for our apartment but have a question. . .

How do you safeguard against -

Unpaid bills?
Unpaid rent?
Damage to said apartment?

I appreciate the obvious answer might be to use an agent but do they, in reality, do the job and what, if any, recourse do you have if they don't?

Is it feasible to advise the rentees (is that a word?) that a friend will collect monies for utility bills (one avenue ocvered) and give the place the once over monthly.

Just thinking about Oct-Apr so there may not be much call but all advice appreciated.

Rents in the winter are typically low so its not unusual for landlords to ask for the rent for the six months up front.

Late payment incurrs a fine which goes up the more overdue it becomes and then you get cut off here quite quickly if the bills aren't paid.

You could take a refundable deposit from which you could deduct unpaid bills or damage.

Ask a friend to just keep an eye out if necessary so you can address and deal with any problems promptly

There are often quite a lot of couples looking for somewhere to stay and decent places are hard to find especially apartments.

Not the answer you want methinks, but personally as an owner I would not bother. Rental income in the winter months for long term is very low. Offset that against unpaid massive electric bills, damage to your proprty and the possibility of not being able to get your tennent out if they proved to be undesirable or at all at the end of the rental period, not to mention unpaid rent???  I would rather lock it up and do without the stress of worrying all winter what will still be there when we come back to our second home.
PS. I forgot about the taxman wanting his cut here in Turkey and again in the UK.

I would concur and ad this. If it is a local that you rent to they are likely to install a Sorba or other heating element to reduce bills. If they do you will need to take account of re-painting and effect on furniture? I rented one of mine out for two weeks over Xmas and the air con on heat produced a lot of moisture which 2 months later turned to mould, had to paint the whole apartment when I went over in the May. Not worth the bother.

People shouldn't generalise but here I am generalising, to give you something extra to consider. The properties I showed when living out there that were rented out were generally in a far less presentable state than the ones occupied by the owners. This goes for renters of all nationalities.

Thanks very much for the replies.
Having had the apartment for 5 years I just thought it might be nice if it started paying for itself.
It is left alone for approximately 40 weeks a year so may have to make more of an effort to rent it out in the Summer months as it may gain more return that way.
I might need to speak to someone regarding this option but would anyone happen to know if there is a market for apartments between Calis and Fethiye (near Tansas to be precise) or do most people like being in the centre of the resort?

I know quite a few people renting near Tansas - happy to live there.  One market for the summer could be holiday reps if you are after a 6 month let - TUI have an office in Fethiye.

Thats why I was trying to put in safeguards if possible.
