yes Anne the declared value, not the price that you paid for the property. The guy in the office is correct, the box on your tapu states the declared value. The calculations of property purchase tax when you bought the property are calculated by this figure as well as the 'council tax'

Thank you everyone for the information.
 I have just looked at my Tapu and the price on there might explain the amount i have been charged! It is way more than i actually paid for the apartment. So, my next question: is there any way to get the price on the Tapu changed to reflect what i actually paid rather than the exorbitant price that is currently written there? The council must have thought i was dead rich to have paid that amount for an apartment!!
I have also looked at the floor size and that also appears to be wrong.At least my name is correct!!!

Think a visit to someone who knows about Tapus may be worth while.

the individual property size isn't stated on the tapu. It isn't normally the case that the tapus state more than the paid amount. You would have paid in sterling but the tapu states in TL. If you need any help just send me a message via my profile.

Have looked at my Tapu and purchase contract and the size is the same on both. Much bigger than I thought, but then I am not up on metric sizes. Also, on my Tapu it says a price but not a currency. It is all very confusing isn't it!?

No Anne, you are wrong, at least in one respect.

The Council tax payable on your property is dependent on many factors, but in no way on how many people occupy the property. The amount YOU pay is however is the total sum of the council tax applicable to the property DIVIDED by the number of names on the Tapu. So for example if the annual tax on the property is calculated at the equivalent of £100: with 2 names on the Tapu you will be liable for £50 each, with 4 names on the Tapu you will be liable for £25 each and so on. Even if just one person pays the bill in full they will get receipts for EACH person named on the Tapu based on the sum of the tax applicable divided by the number of names on the Tapu.

However, you are right in some respects that the value ( or rather the amount stated on your Tapu ) may have some bearing on what you pay. Well, more accurately, in what Tax liability you have. And I do not mean Council Tax per se.

Our experience was some 5 years ago. When we received our Tapu we paid our Council tax with no problem. We paid again the next year, again with no problem. Our problem arose when we went to the main Tax office to renew our original ( 2 years ) Residence visa.

The official looked up our details, and said that dreaded word " problem ". It appears that someone had decided that the amount stated on our Tapu was in their opinion seriously understated. Their calculation was the amount should be doubled. Our original tax liability on purchase was therefore retrospectively doubled, so we had to pay another sum equal to our original purchase liability all over again.

So its seems but that is always what we were led to believe.  
We've also compared our tapu with our neighbour, exact same apartment, exact same value but one owner and we defintely pay double what he does so can someone explain that to me after all these years.

part 1; Exactly as I stated earlier!! ('council tax' is divided by the number of owners!)
part 2; Exactly as I stated earlier!! (declared amount on the tapu! has a bearing on what you pay! ie yearly property and community tax)

Anne, please pm me, and if you can, scan me your tapu. I know the property and development manager at the council office, and I have recently met the Tapu office manager.

I will without cost to you, take your tapu to him, and hopefully answer your questions with a true and lawful answer!
I have, at least (!) 7 years experience in purchasing property, and everything that that entails! Be it; tapu application and collection, living permission, property purchase tax, property tax etc. I also have 7 years of knowledge about property with regards to the council!
