I have an apartment 1 of 8  mixed Brits/ Turkish. I bought the place 2 years ago and have never seen any Management Accounts. My concern is, are all owners paying the same amount for the maintenance. The builder is unwilling to provide a written account of payments in
and out so that I can judge the facts. I am not complaining about the work on the site
just like to see who is paying what.

Have you an officially elected management in place.? It is a legal requirement to have a fully elected management in place under the Turkish condominium law. Once the management has been elected, the manager or management commitee have by law, to file full accounts every year. These need to be taken to the notary office and approved and notorised. It seems to me that you are being taken advantage of through lack of information. I have been the manager of a complex of 14 villas for the last three years and it has been a learning experience every step of the way..I think you need to take control or you will be taken advantage of. How you pay management costs are dependent on the size of floor  area of each apartment. If they are all the same as our are, you will all pay an equal share. I can send you a short vertion of the condominium law which I think may help.

Just to give you a rough estimate of costs involved, we're paying as a site around 13k tl per annum for garden / pool maintenance, cleaning of communal areas, all communal electricity & minor repairs. The water comes from an artesian well, so at no cost after an initial outlay. We manage or own complex on a voluntary basis, so again at no cost to the residents. There are 36 apartments on the complex. If you are paying substantially more then the chances are you're being ripped off. Email me if you need further info
